Double Room to Rent 1 Minute from Belsize Park St

Hi!

We’re looking for someone to move into the smaller double room in our rented house in Belsize Park. Ideally you’re in your 20s or 30s and you’re fairly clean and a good laugh. Please read on for a little but more about the place and if you’re interested get in touch with a bit about yourself and we’ll try and arrange a viewing. The room is available from the afternoon of 12th October. When replying, please let us know your timeframe, because we don't want to waste anyone's time if the dates are not compatible.

The People:
Both girls are in our mid 20s, working professionals from Australia and Lithuania. Both clean and tidy, and pretty quiet and easy going. Happy to be sociable or to let you get on and do your own thing, whether you’d like to use the house as a home or just a base! I (Nat) love travelling, going for a run at one of the parks, indoor climbing, reading or watching a good (or cheesy...) movie.

The Room:
The room is on a smaller side but tidy and with plenty of storage (there's also extra storage in the hall). It comes furnished with a double bed, built-in wardrobe and a chest of drawers.
The House:
It’s a nice, modern looking three bedroomed house (two floors) in part of a terrace, with one bathroom, kitchen, (with a new washing machine, new fridge/freezer, microwave etc.) dining room and large living room. Bright and airy throughout, which is nice for summer, and the heating works well to keep out the cold in winter. There is fast wireless broadband and a good range of TV channels. There’s a south facing garden, which catches the sun all day (when there is any) which has furniture and a barbeque.

The road is just off Haverstock Hill, so is pretty quiet, with mostly families occupying the other houses. It’s a minute’s walk to Belsize Park tube station on the Northern Line which is awesome, and a 7 minute walk to Hampstead Heath overground station, which is on the Richmond-Stratford line. The Royal Free Hospital is only a 5 minute walk away, so it’s an ideal location if you work there.

The Area:
If you don’t know it, then Belsize Park is a really nice area, which is just down the hill from Hampstead (5 mins walk) and up the hill from Camden and Primrose Hill/Regent’s Park. (15 mins walk) There’s a nice row of shops, bars and restaurants/cafes about 30 seconds from the house, more a little further afield, and it’s pretty well connected by buses and trains. Very quick and easy to get into the City or the West End, or to Euston/King’s Cross stations. Hampstead Heath is a short walk as are the Hampstead pubs, shops and restaurants. This area is brilliant.

The Boring but Important bit:
The rent for the room is £537 per calendar month, plus an extra £86 pcm which covers Council tax, Water rates, TV/Phone/Broadband. Gas and electricity are in addition to that, and the cost for those works out at approx. £20 pcm on average. (More in the winter, less in the summer…). Our boiler was replaced just over a year ago.

What we look for:
Someone tidy, reasonably quiet, responsible and mature. It is definitely not a party house. No students/couples please. No students policy is not because we don't like students - it's just because it's really hard for students to pass agency's background/reference check!
