Two double rooms in lovely warehouse style flat

The 2 rooms

2 double bedrooms will become available for long-term let starting 1 September 2014 in Sunlight Square in Bethnal Green, a gated development of flats converted from an old soap factory.

One flatmate is leaving because she's finished her master's degree and is returning home to Germany, while the other flatmate is moving to Hong Kong for work. I am looking for 2 people to take the rooms, and the 3 of us will sign the lease together for a 12-month term. Because the flat has 4 bedrooms and another flatmate is moving to Hong Kong in October, we will need to find a 4th flatmate then.

The rent is currently £692 per person per month. Council tax, broadband internet, TV licence, weekly cleaning lady, gas/electricity/water, etc will be split evenly between 4 people, and usually works out to about £50-70 per month.

The security deposit will be £1070. We realise this is a bit on the high side, but that's what the landlord requires, unfortunately.

Bedroom 1 is a good size with a large window, double bed, wardrobe, chest of drawers, and 2 large bookcases.

Bedroom 2 is a bit smaller, with a bed, desk and shelves in the room, and a huge walk-in wardrobe so that all your clutter can be hidden out of sight.

The flat

A beautiful, loft-style 4-bedroom apartment with huge living area, high ceilings and excellent natural light. Solid wooden floors throughout, large, super comfortable couches, dining table, separate lounging area with TV. Kitchen with gas hob, granite work surfaces, dishwasher. Good bath and power shower, 24MB wireless broadband. There's only 1 bathroom in the flat, but we've been living here for several years and never had a problem with bathroom schedule clashes.

The flat is 2 min from Bethnal Green tube on the Central Line, with a Sainsbury Local just around the corner, and a Boris bike station 30 seconds away. Loads of buses nearby (8, 388, N8, 254, 106). Easy walk to Brick Lane, Shoreditch, London Fields, Victoria Park, Spitalfields, the Westfield Mall at Stratford, etc.

The flatmates
========

As mentioned previously, 2 flatmates are moving out in September and another flatmate is moving out in October. The one person who is staying in the flat is me (Ben), a friendly, easygoing professional who works at the Home Office. I'm usually fairly busy during the week but enjoy the company of flatmates at home, lounging on the couch and chatting from time to time. I'm particularly into music, and practice meditation.

We're pretty chilled out and relaxed in the flat, but this is not a party flat -- we party outside and use the flat for sleeping.

Ideally, you should be a mature (age 25+) professional or student with your own life, which hopefully has a bit of room in it for your new flatmates :-)

I'm looking for friendly people who will treat the flat as a home, not a hostel, so hopefully you will appreciate the flat and want to contribute to keeping it tidy and well looked after.

You must be a clean, responsible and considerate person. Common sense rules prevail... clean up after yourself in the kitchen, don't blast loud music after 11 pm, don't invite someone over who will steal everybody's laptops, that sort of thing.
