Double Room in Great Hoxton/Shoreditch Flat

A double room to rent in a safe new build block on Hackney Road.

Located on the first floor of a private purpose built development.

The flat benefits from an open plan kitchen and living area, with a balcony, plenty of storage and use of a communal roof terrace.

Situated between Broadway Market, Columbia Road Flower Market and Regents Canal. A short walk to Hoxton Overground, Bethnal Green Tube Station and Cambridge Heath Station. The bus stop is right outside the front door, with regular buses to Liverpool Street, Waterloo and Oxford Circus.

Also within close walking distance of Victoria Park, Haggerston Park, Hackney City Farm and London Fields.

Although the flat is located on a main road, it is a lovely quiet block with no noise from the street. The balcony (with new astro turf!) overlooks student halls, they are the most boring student halls ever so we are never kept awake by parties.

The kitchen has recently been fitted with a new oven and dishwasher and has a huge fridge freezer to share between two people. Also has a washing machine and microwave.

The living room has a TV, large sofa with a pull out bed and table and chairs with enough room to entertain friends.

The bathroom is clean, white and is fitted with a bath and a shower.

There is a chest of drawers and hanging space in the bedroom, but if more space is required for storage there is another chest of drawers in the hallway. There is also a large utility cupboard if that's still not enough!

Bills are not included in the price, they are £85 a month and are paid into a joint account that we share and pay out at the beginning of each month.

You would be sharing with me, an art student about to start into my third year, so I am looking for a flatmate that would be considerate and quiet during weekday evenings. Preferably, also someone that studies or works during the week. I am more than up for going out or having people over at the weekends, and going for a drink during the week, but primarily its a home to come back to after a working day to relax! I have lived here for nearly two years now and have put time and care into this home and I am looking for someone with a similar outlook that can enjoy it with me.

Although I am not advertising for a couple, boyfriends/girlfriends/partner s are welcome to stay over.

The room is available as soon as possible, a full month's rent will not have to be payed for June but will be worked out from the day the tennency begins.
