Amazing Value Large Double Room Victoria Park E2

I'm moving into my girlfriend's flat and renting out my large double room on Bishop's Way E2, overlooking the arty Mowlem St / Vyner St. The best thing about this flat is the location - in a building which is pretty much next to Victoria Park (approx. 200m). Bethnal Green tube is a 5 min walk, Cambridge Heath rail is 1 min, Broadway Market is 10 mins away. The area is saturated with decent pubs, galleries, bars and restaurants.

The room is outstandingly good value - only 530 PCM. Bills vary but are cheap - Water is £7, Gas/Elec approx £20, Council Tax £22 and TV/Internet £18. IThe landlord is really decent and replaces / repairs stuff quickly if it breaks. In short it's the only room which will ever be available for under £600 including bills in Bethnal Green again which isn't rented out by a scary old man and exclusively inhabited by large fierce dogs.

You'll be sharing with three English guys who work in film & TV. Scott moonlights as a theatre floor manager/thespian, Mike is a runner and Jamie interviews people for Comedy Central/Radio 5. Everyone is clean (but not outrageous), there is a not-very-strenous rota, and everyone does washing up daily. We're currently a house where everyone knew each other prior to living together and the aim is to keep it chilled, respectful and fun. Going out for beers happens occasionally when everyone's round. Making a ton of noise at 3am every weeknight is probably not cool, but coming back at 3am on a Saturday and engaging in a spot of cooking/drinking is considered fairly standard. Half the flat currently smokes a varied amount (but only outside).

The flat itself is a small standalone ex-LA block, which equates to quirky and cheap. It has a pretty big kitchen / living area (including sofa, table and chairs) with Sky TV. The broadband is decent. Amenities are good - there's a new cooker, hob and the usual white goods. The bathroom is a decent size and has a bath/shower. There's a small balcony (mostly used for smoking, chilling and washing). The neighbours are cool, mostly families and other young professionals.

The room has: A double bed, bedside table, large wardrobe/storage cupboard and a desk. I've currently got a sofa and a mirror which will be migrating with me.

We're looking for someone nice who pays rent on time. Students and young professionals are welcome but any students will need a guarantor. You are ideally 20-35, preferably female to swing the balance of the house toward gender equality. However that's not a total requirement, it's mostly whether you're friendly and will fit in. Creative industries are preferred because that's the current mix, however everyone works hard and all occupations are welcome except senior investment bankers and UKIP members.

It's a joint contract (no separate room contracts) and is up for re-signing on September 23rd for a year. However I can move out from the start of September so would prefer someone who can move in a bit sooner - it's negotiable but the 23rd is the final date.
