Double Room in Bethnal Green/Hackney - £500/month

One of our flatmates is sadly leaving London and we are looking for a nice guy to take over this room.
We are between 22-26, so we are looking for a guy between 22 and 28, who is a student or young professional.

THE ROOM
========
The room is small but has a double bed, desk and wardrobe inside it. The wardrobe is built into the wall.
You can also put stuff in a closet in the hallway.

ABOUT US
========
We are 3 existing flatmates, one young professional (he sells olives), one Queen Mary student (he cannot eat watermelon - PLEASE DO NOT FEED HIM!) and one unemployed postgraduate (but he has TWO masters)! Only one of us is English (and he doesn't even look like one).
We have been living together for 2 years so far and like to hang out together, go to the pub, watch a film, play some XBox or Super Nintendo, you know the usual stuff. All of us smoke, so you would have to be fine with that.

THE FLAT
========
- 4 bedroom flat with bathroom, toilet, kitchen in a small ex-council house on a nice quiet street (Wadeson Street - just off Cambridge Heath Road and Hackney Road)
- Fully furnished with oven, washing machine, microwave, and a big, big brand-new fridge, candy machine and 40 Mbit Fibre Broadband Internet
- The location is really great, the flat is right in the centre of East London, between Bethnal Green and Hackney, directly next to Regent's Canal, close to Broadway Market and Victoria Park. Shoreditch and Brick Lane aren't far either.
- 8 min from Bethnal Green tube station, 5 min from Victoria Park, 3 min from Sainsbury's and Tesco's and 0 min from the fun
- Buses going from in front of our door: 254, 388, D6 (goes directly to Queen Mary), 48, 55, 26
- We don't have a living room, but we have put a couch in our kitchen, so we have basically made the kitchen our living
- During the summer we also hang out a lot on the balcony (we watched every single World Cup game there)

THE NUMBERS

- The Rent is £500 per month excl. bills - deposit is one month's rent
- All bills combined are about c. £55 per month incl. council tax, internet, water, electricity & gas
- You can move in from the 20th of October and the lease runs until the 24th of September 2015
