Monthly bills are NOT included in the monthly rent : Half of the costs of Broadband, water, council tax, gas and electricity needs to be paid in addition to the rent. It is roughly £85 per person per month. Copies of all monthly bills will be provided.

Your security deposit will not be protected in the Tenancy Deposit Scheme since this is a Lodger aggreement but you will be getting a standard signed document which states the date and the amount of your deposit received once it is received. And you will receive it back within two weeks after the end of your tenancy.
