Double with en suite, in a 3 room flat in Chiswick

Ad ref# 2748806

One double room, with en suite bathroom, available in a beautiful, modern flat in Chiswick.

The best feature about this flat is, the landlords live downstairs. I have personally known them for 9 years and they have been the best landlords I've ever had in London, and I've had a lot! This means, no parasitic estate agents, so no extra "we do nothing for you" fees, what you see is what you get. Hence the very reasonable price.
Now to the flat:

The Flat- Bright, spacious, modern. Huge Living room, 2 bathrooms to 3 bedrooms so bathroom sharing won't be an issue.
The room-
The available room has a king size bed, 2 double wardrobes with draws in both, an ensuite bathroom with all the usual suspects, toilet, sink, space for the makeup department of a Hollywood blockbuster movie, and a shower that you could easily fit 3 people in, not that I've tried.
The communal areas of the flat, inside and outside, are large, and more than enough space to entertain friends, and they are for the use of everyone in the flat.

The street- Beautiful, quiet tree lined street in Grove Park area of Chiswick. Bus stop outside the flat takes you to the highroad in 5 minutes or less. Chiswick mainline station at the top of the road, 3 minute walk. Takes you to central london in 20 minutes.

The grounds- Free street car parking, no monster trucks or spaceships. Outdoor lockable bike garage, safe and secure. Outdoor washing line area. Back garden picnic and BBQ area, small grassy area including BBQ grill, prime sunbathing spot, sun not included.

Transport- The 272 stops at the top of the road, 30 second walk, goes to Chiswick high road in 7 minutes, Shepherds Bush in 25 minutes. E3 bus stop is a further 1 minute walk from the 272, goes to Chiswick high road in 5 minutes. Chiswick overground station, trains run every 15 minutes, will take you into the city in 22 minutes. "22 minutes from chiswick to waterloo". But if all that fails, you can walk to the high road in 10 minutes, 15 if you're the kind of person who gets distracted by shiny objects.
I've been told by a few people that 15 minutes is "Too far" to walk to a tube station, which i always find hilarious, because it just isn't.

Costs-
Rent for the available room is, £753.25 PCM, which works out as £172.67 per week (if you do things weekly instead). Deposit is held by the Deposit Protection Agency, and is 6 weeks rent, coming to £1036.02
Room is confirmed upon receipt of the deposit and rent is payed upfront for the following month.
Bills are not included and will come to approximately £92 per month, per person, with 3 people living there, which there will be. The bills break down as:
Gas & Electric, Water, TV licence, Phone Line, Internet, Council tax. We have a cleaner once a week, which was agreed with the current housemates for communal areas which really keeps the place fresh and means no arguments over cleaning rotas.

I'm fairly sure I've covered just about any possible question you could ever need to ask, so the only thing you'd need to say now is, "let's set up a viewing".

A lot of adverts spam "Must see must see must see", which I won't do. If you don't see this flat, you're missing out.
Overall, it's a comfortable, happy home to come back to, whether it's s been a hard day at work, 2 weeks travelling the world, or just a quiet weekend in with a box set of scrubs and box full of pizza, you'll love living here.

Just to reiterate the key point here, there are NO AGENTS INVOLVED, it's s all private, legitimate and hassle free.

A bit about me and the remaining housemates-
I'm 32 years old, South African, male, although I've been here so long, I probably sound English.
I moved into this flat in 2007, and the reason I've stayed for so long is, it's the only place in London that I've lived in that feels like a home. I'm moving out to live with my girlfriend.
The other flat mates are; Eoin (pronounced, Owen) he's human, male, has 2 eyes and a job. He has a lot more interesting qualities, I'm just being lazy. as you can probably tell, I've likely drifted off thinking about cookies by this point...
And Guy! I know two things about Guy, he's a guy and his name is Guy, he's a brand new house mate, about to move in in a few days.

They very home proud, and that's what this is, a home, not a party house, this is not the house that funk built. They easy to get on with, respect other people's space and expect the same. If you want quiet alone time, that's fine. If you want to socialise, also fine. Movies in, or meals out, it's all good to them.
So get in touch, let's s get you into see the place!
