Furnished Double Bedroom+bills East Finchley N2

My name is Elena. I have a 3 bed flat in East Finchley. After 2 and a half years, my current flatmate is moving on so her room is up for grabs. It is one of the double bedrooms, bills are included for £800 a month. In case of short lets (under 6 months), rent would be £900. Deposit is one month's rent. I would consider letting the room to a couple, but would require a larger contribution to bills. The bills that are covered are ground rent, council tax, gas, water, electric, internet, milk delivery and a cleaner who cleans the shared spaces of the flat once a week.

A bit about me and the flat:

I am 34 and also in the house is my indoor cat Frodo and my pet hedgehog Herbie. I am American, but have lived in the UK for the last 5 years and currently am in sales. I tend to use the flat to chill out and sometimes have dinner parties or a few friends over. Most drinking and partying is done out and about. My current flatmate and I like to cook dinner for each other on occasion and tend to alternate on groceries. I’m happy to continue doing that, but if you want to keep everything on your own we can organise shelves in the fridge, freezer and cupboards too.

The flat is located in East Finchley. It is about a 10 minute walk from the station and is next to the Trinity Avenue bus stop. It's spacious with double glazing throughout and on the 1st floor. On a nice quiet road, we share the front door with only 5 other flats. Large lounge, about 17 feet with 2 sofas, dining table for four, TV, PS3, side tables, etc. The TV is not connected to an aerial so most TV tends to be streamed here. Herbie the hedgehog does live in the lounge as well. You can see his hutch in the photos. The kitchen is nice, open and kitted out quite well. The place has things like microwave, dishwasher, washer/dryer and a shared laundry drying room so you won't need to hang your clothes on the radiator. Outdoor space is a balcony where we bbq if the weather is nice and where smokers can hang out as the flat is non-smoking.

The room is 14 x 9. 5 feet and furnished with a double bed, large wardrobe, chest of drawers and 2 bedside tables, bookshelf, extra shelving and blackout blinds. Lots of storage in the room, however if you’d like to change the layout of the furniture I don’t mind. There is also some downstairs storage if you have a bicycle. If you drive, there is on-street parking and a few spaces in front of the flat.

East Finchley is on the Northern Line with good bus links; the N20 drops us off right next to the flat. There is a nice high street with the Phoenix Cinema, grocery store and some lovely shops and restaurants. It is a nice, safe area to live.

As it will only be the pets and myself, I want to make sure that I find someone who is a good fit. I’m easy going and prefer a female flatmate although I won’t automatically write you off if you are a guy. I've got a mix of friends so whether you're social or more of a homebody as long as we get along and you are tidy but not OCD about it, I'd love to meet up with you. Frodo, is an indoor cat, but he doesn’t scratch on doors so you don't have to worry about him bothering you in the room unless you want a kitty visitor. Other pets are okay, but would want to have a trial meet-up to test compatibility and because of flat layout they wouldn’t have access to the outdoors unless you walk them or they can carry keys and operate two doors.
