- 1 month notice required on the 21st of the month to terminate agreement and move out

- Council Tax & Water NOT payable as paid by the landlord

BREAK DOWN OF BILLS
- Gas and Elec approx £40 each per month
- Unlimited BT Infinity Broadband/Landline rental per quarter (approx £149.76 in total) - £75 per per person/per quarter

ABOUT THE ROOM
Furnished flat
- Small Single Room for a female available in a fantastically located SW6 Flat (Sharing the flat with one other)
- Single divan bed with two drawers, chest of drawers, shelves & small wardrobe in this room (N. B Fairly Limited storage in this room & living room. The flat is warm and cosy and situated within an old victoria style house. The single room is small and minimal storage, so it would not be suitable for someone with a large amount of stuff.)

Please note that the house is divided into three separate flats with the landlord living on the ground floor, his daughter and husband in the 1st floor flat and myself renting top floor flat. The main entrance to the house downstairs and staircase is shared by all.

ABOUT THE FLAT
- Top Floor flat within a house on a beautiful road in Fulham (Landlord lives in ground floor flat)
- House is divided into three flats but with a shared main entrance downstairs
- Small kitchen with all the usual amenities including cooker, washing machine, tumble dryer, microwave, fridge/freezer, TV

- Small room available to rent with shared use of the bathroom and kitchen within the flat.

- 5 mins walk to Putney Bridge Station (District Line) (Parsons Green also nearby)
- Shops, pubs and restaurants nearby in Parsons Green and a short walk a way on Putney High Street
- Great transport links with Putney Bridge Station nearby + Parsons Green & Putney overground a bus ride / walk away

SHARING WITH (ABOUT ME):
I am a professional classical musician (Flautist) and have rented this flat from the landlord for the last 11 years. A lot of the furniture in the flat is owned by myself. I work partly from home on a freelance basis but am also out a lot. I teach a little at the weekend / occasional students in the week. Therefore, the person wishing to rent the room would be very welcome to use the living room when I am not teaching / practicing / Not in the flat etc.

I am easygoing, respectful, fun individual and I keep the flat very clean and tidy.

LOOKING FOR:
I am looking for a flatmate (either professional or postgraduate) who is equally clean and tidy, respectful, easy going, independent and happy to share with a classical musician. The rent is very good for around this area. I have proportioned the rent to take in to account I use the living room area as a teaching space approx a little at the weekend / occasional student in the week. Therefore, the person wishing to rent the room would be very welcome to use the living room when I am not teaching / practicing etc.

My only other criteria would be that I am looking for a flatmate who is happy to share the cleaning of the flat.

WOULD SUIT:
- A professional female as a normal 7 day week rent
- a professional / postgraduate musician / professional musician 7 day Week OR Mon-Fri let who is happy
sharing with a classical musician.
- N. B The landlord wished the tenant to be female.
