I am seeking a short term / flexible tenant in exchange for heavily discounted rent; I have the flat on the market for sale, and I would give ample notice should any sale be agreed (min 1 month notice) so ideally, am looking for someone who would accommodate reasonable viewings (all viewings are accompanied by an estate agent and most would be during the day when at work anyway).

If happy with that arrangement I would let the larger room for £800pcm, bills included. The flat is usually let for double this amount, as I am away lots, it is essentially like having the property to one's self.
