I have a room to rent short-term - from 7th May to January 2013, in my lovely, homely flat in Central Hackney. I have lived here for almost seven years and my flat mate of six years, has now bought a place and is moving out.

The flat is on the ground floor of a mansion block, with a long, communal garden.

The flat has a large living room, real wooden floorboards throughout and high ceilings.

The bedroom is unfurnished. It is a large double which looks out on to a quiet side street. It has a beautiful period fireplace and wooden floorboards.

The flat has a new washing machine, large fridge freezer, new boiler, bath and excellent shower. The furniture and furnishings etc are all mine and in good condition. The flat has excellent gas central heating and a gas cooker. The gas is checked every year and is in perfect working order.

The flat is five minutes walk from Central Hackney Overground Station and right outside the building is a bus stop with busses 38, 242, 277 going straight to Central London. It's right in the centre Hackney with Tesco, shops, the new Hackney Picture House Cinema and other travel links to the left out of the building and London Fields, Broadway Market, cafes and salons etc, to the right.

I am a professional female in my 30's from an arts, media and music background. I am friendly and easy-going. I work long hours and like to come back to a relaxed, quiet and peaceful home - it is not at all a party flat so please do not apply if you like having house parties!

I am looking for a friendly, easy going, reliable flat mate in their mid 30's / 40's who has a secure job, who will not be late paying rent and bills and will be clean, tidy, and considerate to live with. You need to be willing to share the house cleaning/tidying duties equally - and willing to equally share the cost of cleaning products, toilet roll, etc.

The room must be filled by 7th May 2012 and the new tenant must be on the contract by the moving in date. The deposit is £400 and average bills are approx £85 per month, per person.

I would prefer no couples or sharing of the double room, no one who works from home all the time and no jobseekers. I have a cat so must be cat friendly.
