Our tenancy agreement expires on September 5th 2014. The current flatmates intend to renew the agreement for another year, so if you'd like to stay for longer than September, you're welcome to renew along with them. Or if you'd like to move out in September, there's no problem with that, either.

The monthly rent before September 5th, for single & double occupants, is £630. 50 pcm. The deposit of £852. 50 includes the £65 fee for the additional furniture provided - one small chair, one executive office chair, one 4-drawer chest, and one large computer desk.

THE FLAT: We have a lovely 4-bedroom flat 10-15 minutes' walking distance from Middlesex University's Hendon campus. There is also a bus stop right around the corner that can take you directly to Golders Green tube station. The location is particularly well-suited to those with a vehicle (see NW4 1HH on Google Maps to get a better idea of the location).

The kitchen is huge and is big enough to cook, eat and hang out in (size 6. 10 x 4. 39m). We have a dining table and couches in a section of the kitchen where one can relax and chat in. It also features plenty of storage cupboards, a fridge/freezer, microwave, dishwasher, oven, stove, kettle, toaster, washer/dryer, etc.
The kitchen is gorgeous and for those who enjoy cooking, I highly recommend you see it.

We also have a small storage cupboard in the hall for any extra luggage, boxes, jackets, equipment etc. you'd like to keep.

We're on the ground floor (there's an elevator if needed) and have access to a beautiful communal garden, just a few steps from our door. There are also some shops (supermarkets, newsagents, etc.) along the main road.

The building is in a gated development (one cannot enter without an access code, or unless someone buzzes them in from within the building), so is also very safe. We have free private parking within the gated area, so your car will be safe. Our flat is in a friendly, quiet neighbourhood. We are less than 10 mins (walking distance) from the beautiful Sunny Hill park, and 30 mins away from Heathrow by car.

The landlord is the owner of the whole building, and any additional furniture requirements or maintenance is quickly responded to since he lives on the same street.

THE ROOM: This large master bedroom comes fully furnished with a double bed, 2 desks, 2 chairs, a double wardrobe, and a 4-drawer chest. It also has more space if you'd like to add some more furniture.

The room has big double-glazed windows with a beautiful view of the garden, and receives plenty of natural light. You have your very own bathroom, so no need to share. You will also have a key for your room, so privacy won't be an issue, either. Each room in the house has its own programmable temperature control, so you can customize your room's heating depending on your needs.

The flat is in a beautiful, safe area and your future flatmates are very friendly and tidy.

YOUR FUTURE FLATMATES: You'll be sharing with 3 other girls. They are lovely people and are friendly, respectful of each other's privacy, clean, are from different countries.
We try not to get in each other's way, but we do enjoy having a good laugh and hanging out every once in a while in the kitchen, with a cup of tea or something stronger, depending on what you prefer :)

If you're a smoker, please be aware that you cannot smoke in your room and will have to step outside to the garden or the building entrance, which are only a few steps away from our door.

We have Sky unlimited broadband, so internet speed is never an issue here.

BILLS: Although bills are not included in the rent, broadband and electricity are fixed-price, and gas and water don't cost much when divided between 4 people.

Bills (broadband, electricity, gas & water) come up to approximately £25-30 per month.

* ADDITIONAL INFORMATION *

Rent is paid quarterly (once every 3 months), on the 6th. Since I have already paid the rent for May & June, you will need to return June's rent+half of May's rent to me along with the deposit. Your deposit will be secured according to UK law, and you will receive a certificate for it stating that it is protected under your name, and will be returned to you at the end of your stay (minus the furniture fee, so you will receive £787. 50)

If you wish to extend your stay, rent from September 5th onward will be increased by £6 per week (for single occupants).
For couples renting from September 5th onward, rent will be £50 extra per week in addition to your monthly rent, paid quarterly and in advance.
