Double room available in Kentish Town to share with one other female and her Yorkshire Terrier.

THE LOCATION:
2-5 minute walk to Kentish Town station for:
- National Rail services - 4 mins to St Pancras, 10 mins to Farringdon
- Northern Line - 15-20 mins to Old Street/Moorgate; 10 mins to Leicester Sq
2-5 minute walk to Kentish Town West for:
- Overground to Stratford, Willesdon Junction, Clapham Junction and Richmond
2-5 minute walk to incredible bus links to city centre, Kings Cross, the city, etc
10-12 minute walk to Camden Town
25-30 minute walk to Kings Cross
15 minute walk to Hampstead Heath
2-5 minute walk to all the shops and restaurants you could hope for

THE ROOM:
The room comes furnished with a double bed and wardrobe. However, the landlord is very reasonable and if you have your own furniture, we may be able to work something out.
I would guesstimate the size at about 6' wide x 12'-14' long.
There is a window at the back of the room overlooking the garden.

THE FLAT:
The flat is a garden flat, on a quiet, not-through street in a conservation area. The building itself is old from the outside, but completely modernised inside. There is a decent size living room (approx. 20' x 14') with a sofa, dining table and flat screen TV. Down the hall, is the kitchen (approx. 8' x 6') one side with all mod cons, fridge/freezer, microwave, stove, oven and dishwasher. There is a good size bathroom on the other side of the hallway with a bathtub and shower (and really good water pressure!) At the end of the hallway are the bedrooms, one on each side. Access to a very nice garden is through my bedroom, but I expect to share with someone who sees this as there home and getting through to the garden will not be an issue (unless it's something you want to do at 3am in which case you'll need to climb through your window).
The landlord is fantastic and their office is a 30 second walk from the front door. They leave us be, but fix things promptly and are easily contacted by email or phone.

The rent is £845 + Bills

THE CURRENT FLATMATE:
I am a 31 year old professional female with a small, old (nearly 12), Yorkshire Terrier. I am from California and I have lived in London for 2 years (in this very flat) and the UK on and off since 2001. I am very active and I like to spend time outside usually walking the dog or running. I normally cycle or walk to work. I enjoy cooking and spending time with my friends who sometimes come round for a cuppa or dinner. I should also mention and that I am very clean and tidy and non-smoking.

You will also be sharing with my adorable, loving Yorkshire Terrier, Ginny. I have had her since she was 8 weeks old. She is now nearly 12. Contrary to popular belief about small dogs, she does not bark incessantly. She is very mellow and sleeps most of the time. Also, for those with potential allergies, she has hair not fur and is considered a hypo-allergenic pet.

THE NEW FLATMATE:
The room is available for a single person immediately.
I'd really like to find a flatmate who is friendly and treats the flat as a home - not a crash pad. I'd like to share with another like-minded, drama-free, clean, tidy, non-smoking individual.
You will need to be financially credible and pay a reference checking/admin fee. You will also need to pay the first month's rent and 6 week deposit upfront.
We will be signing a new 12 month lease with a 6 month break clause.
