Awesome Double in Kilburn/WeHa duo level apt

Hi London!

Matt, Matt and Lucie are urgently looking for a fourth to join their friendly, warm and very laid back 2-floor flat, lovingly known as "The Birch", by October 1st 2014 - I am sadly leaving...

The bedroom is a medium sized double, bright, airy and very cosy with a huge window overlooking gardens below. Comes fully furnished with a double bed, very large wooden desk/chair, wooden floors, large built in wardrobe/drawer space, a period fire place and lots of under-bed storage with plenty of extra storage about the flat.

Rent: £660pm, paid directly to our landlord David (who's lovely) on the 5th of each month. Bills: £95pm (all inclusive - gas, electricity, internet etc) - so £755pm all inc.

Huge living room - bright and very cosy. HDTV, Persian rug, large wicker sofa/chairs and an amazing spidery Japanese tree thing which we still can't identify, lovely wooden floors, red-brick walls and beautifully furnished, a very New Yorky-looking hallway/stairs do, which we love. The gardens below aren't ours but we can access the roof with a bit of gymnastic ability...?!

You'll be sharing the main bathroom with two (Lucie's room is en-suite). We have a laundry, includes both washing machine and dryer.

The flat is on the first floor of a vintage red-brick house on a quiet street just off Kilburn high road, which is super lively, convenient and comes with all the usual high street stuff. There's a huge Sainsbury's less than 1 minute walk (yes, 1 minute) - Starbucks, Boots, Tescos, lots of nice little pubs, cafe's and restaurants all a stone's throw away.

We're a good young bunch who like to hang together when we're all in over a meal/movie or something, but we're usually out doing our own thing. We respect each other's space and quiet time.

Two of us smoke, but only outside or out the window in our rooms as it's technically a non-smoking flat. The place smells nice - important!

We're in a sweet spot for transport links to everywhere:

4 mins walk to Kilburn High Road overground
6 mins walk to Kilburn Park underground (Bakerloo line, 3 stops to Paddington, 14 mins to Oxford Circus)
10 mins walk to West Hampstead tube (Jubilee line) overground/Thameslink - only 1 stop from Hampstead Heath!

5 mins walk to Grange Park
20 mins walk to Maida Vale/Queen's Park

On paper, we'd like a girl to keep the 2/2 balance but any winning males may apply! We're all professionals. We're all into travel, art, music, film, festivals, etc. It would be a bonus if these things tickle your fancy.

Sense of humour is kind of essential - we throw great parties, but we do it very occasionally and all together - so nobody's going to keep you up at night. Weekends are pretty quiet too as we are usually taking the fun and adventures OUT. You should be cool with this. In fact we'd hope you're alright in general, as in:

You're not a Simply Red fan (thanks Katie)
Preferably no barkers/hermits
You can clean up after yourself.
Etc.

We share a few of the basics like loo roll, handwash, sugar... But we all buy our own food/drink etc.

No cleaning fanatics please, we're proud of the place but we don't do stupid rotas - just do your bit and keep the place looking nice!
