Large Double Room (massive balcony)

Decent size double room to rent just off of Liverpool Street. The flat is a chilled, 3 bedroom flat and we have lived here for almost four years.
You really can't beat the location (brick lane, spitalfieds etc all short walking distance), and there is an epic/ massive balcony which is brilliant for barbecues and relaxing in he summer. There is also an awesome pub right across the road for a cheeky mid week pint or two!
I however am now moving out leaving an available room. You will be sharing with a guy (29, works in advertising recruitment) and a girl (32, works in fashion). Both easy going and looking for someone similar who is likely to stay in the flat long term. Ideally you will be male, working professional, mid 20s to early 30s, non-smoker.
Rent is £710 a month, bills and council tax are about £100 month on top and the deposit is 6 weeks rent. There is a contract with the flat (a 12 month contract with a 6 month optional break), but the landlord is easy going so as long as you can find someone to take the room in your place all is good.
