Double room on Columbia Road, E2

We're looking for a new flatmate to take a double room on Columbia Road, E2.

The flat, on the fourth floor of the block, has a small balcony with patio doors into the living room. The room has a double bed, double wardrobe, drawers, bedside drawers and a desk.

The rest of the flat: kitchen/living room, bathroom with an over-bath shower and a separate loo. The kitchen has a dishwasher, washing machine, dining table, microwave and fridge-freezer. We got double-glazing last summer as part of a council refurbishment of the entire block.

The closest station is Hoxton, with Old Street and Liverpool Street a 10-15 minute walk away. The 26, 48 and 55 buses stop at the end of the road and there are plenty of nightbus stops in the area.

Rent is paid directly to the (lovely) private landlords, who haven't put the rent up since Helen moved here in 2012, so there are no agency fees involved.

The tenancy begins on August 29th, but there is some flexibility around moving in a little earlier. Rent is £685 per month, paid on the 29th, which includes unlimited central heating and hot water. The deposit is also £685. Bills (council tax, electricity, water, TV licence and Virgin Media fibreoptic broadband) come to approx £80 a month.

We are Helen, 31, and Kate, 29 - we've been mates since university and have already lived here together for three years. We're both journalists - Helen in newspaper production and independent magazines, Kate in culture and features. (Our flatmate Alyx is moving home to Australia to work for The Guardian in Sydney.)
