Lovely double bedroom available in a period 2 bedroom flat in Zone 2 (Brockley/New Cross).

The room is available from 23 November 2015 to 28 December 2015, so a little over a month.

The room is a large double size, with fitted storage (floor to ceiling built in cupboards offering ample storage), excellent quality mattress and kingsize bed, 2 chest of drawers and under-bed storage. The picture of the bedroom listed is actually the other room as I don't have photos of the main master bedroom that is currently available.

The flat has in the last few months been completely renovated to a high standard and comes fully furnished.

The living room is a big, bright room with high ceilings and a fireplace, lots of period features and views of the basement flat's well maintained garden. Brand new 42 inch HD LCD TV included and BT vision box all thrown in.

The kitchen is separate to the living room offering an electric fan oven with gas hobs, all mod cons, microwave, fridge freezer and a washer dryer.

There is one modern and recently refitted bathroom with bath, with an excellent powerful shower. The hot water comes from a combi boiler so there's no risk of hot water running out.

There is also plenty of additional storage in the hallway and a space for one car in the driveway if you need parking space.

25 minute door to door commute to the City.

- New Cross Station is a 5 minute walk, offering overland rail service to London Bridge in 5 minutes (just one stop) and Cannon Street in 8 minutes. New Cross also services the London Overground to Shoreditch/Highbury & Islington via Canada Water.
- New Cross Gate Station is 6 minute walk also offering overland to London Bridge and Overground to Highbury & Islington.
- Bus stop is a 30 second walk from the flat, and offers no. 21 (via old kent road, London Bridge, Moortgate all the way to Newington Green), 172 to St Paul’s (via Old Kent Road and Waterloo), 171 to Holborn (via Old Kent Road and Waterloo), 436 to Westminster.
- Nightbuses are available and stop within a 20 second walk from the flat: no. 21, 136. The 343 also runs 24 hours and stops at New Cross Gate station.

Amenities:
- Telegraph Hill is a 10 minute walk and offers 2 great parks with views of the City and Canary Wharf, 2 free tennis courts and a skate park.
- Brockley Farmer's Market is open from 10am – 2pm every Saturday a 5 minute walk from the flat. This market has been rated by Time Out as one of the best in London.
- Several restaurants and bars within
a couple of minutes walk. The benefits of living near Goldsmiths university is a lot of the places have student prices, with full English breakfasts for less than £4! Best pubs in the area are the Royal Albert, Hobgoblin and New Cross House (this one has an amazing beer garden with a treehouse). Great places to eat include all of those pubs, plus Meze Mangal (Turkish), Thailand (you guessed it.. Thai) and several Indian restaurants to choose from.
- There's a Sainsburys Local and Costcutter both a 1-2 minute walk from the flat, a Tesco Metro a 3 minute walk away and a big Sainsburys at New Cross Gate (a 6 minute walk away).

You will be sharing the flat with a professional female in her late 20's, who is sociable but also does her own thing and respects other people's privacy. The other 2 flats in the building are occupied by nice and friendly young tenants, and as this is a fairly chilled building it would not suit someone who wants to host house parties every weekend.

Now for the boring stuff. The rent is £665 per month which includes council tax, water and unlimited super fast infinity broadband internet (and BT vision TV).

Electricity and gas are excluded (at the moment electricity and gas spend is at £15 per person per month and in the winter months is around £20 per person per month). You will sort this out directly with the current tenant.

Deposit is just £200 for the month.

I have deliberately kept the rent cheap (it's £100 a month cheaper than other flats in New Cross and Brockley) and inclusive of some bills as I really just want someone who will look after the place and treat it like home!
