This room would suit a MATURE PROFESSIONAL who works in London during the week, but GOES BACK TO THEIR OWN HOME EVERY WEEKEND. The room would be available for your use on MONDAY NIGHT, TUEDAY NIGHT, WEDNESDAY NIGHT & THURSDAY NIGHT and the reduced price (60% reduction) reflects this MONDAY evening to FRIDAY morning arrangement, as the full rental price (including all associated household bills, & insurances) would be £865/month.

You would be sharing the lovely large new fitted kitchen/breakfast room (with fridge and cupboard space for your own provisions), bathroom, spare downstairs loo, cosy comfortable lounge & small secluded courtyard garden. The room would suit a clean, tidy, considerate, non-smoking, mature professional, who would usually share house with the owner & one other person (sometimes two) and the house is ideally situated for people working in or around, City, London Bridge, Waterloo, Charing Cross, Victoria, Canary Wharf, Kings Cross, Blackfriars etc...
FACILITIES...Although the house is cleaned weekly, your room would be private during Monday to Friday & therefore your own responsibility. Additional cleaning could be arranged if you wish. Bed linen & towels are provided. Breakfast, evening meals, washing, ironing, dry-cleaning and other services could also be organised for you if you wish (by arrangement). I try to recycle as much rubbish as possible & have installed a compost bin & water butt in the garden. There is space to sit outside & enjoy summer evenings, as you can see in the attached photo.
AVAILABILITY...The bedroom will be available from Monday 27th Oct 2014, subject to the Tenancy Application being approved and favourable references. Viewings could be arranged immediately. I have rented a room for many years and like to ensure we always have pleasant living conditions by keeping the place clean and tidy and although I am very particular about my home (I have some house-rules) and I expect tenants to respect my home & possessions, many previous tenants have become firm friends. I would be happy to provide you with several recommendations from previous tenants, including the out-going tenant, who is only leaving after four years, as he is moving house.
MORE INFORMATION ABOUT THE AREA...We have a Blackbird Bakery and Tesco Express at our station and we have bars and eateries within a couple of minutes' walk. We are situated within a short (7-15mins) walk of several recommended restaurants & bars, such as the award-winning Ganapati in Holly Grove, The Telegraph at the Earl of Derby in Dennett's Road, The Restaurant in Evelina Road, Il Giardino & Bar Story in Blenheim Grove. Within a couple of minutes' walk from Queens Road Peckham station, are Queens Café & Bar and Kitchen 54. We are also close to buzzing areas which are inundated by a wide choice of fabulous bars & restaurants, such as Lordship Lane in East Dulwich, which is only 4mins on the very regular train service from Queens Road station and Blackheath, which is 8mins by train from Nunhead station. Eating out on the way home from Central London? The areas around both London Bridge & Victoria have been extensively developed with masses of good shops bars & restaurants. At London Bridge, there is Hay's Galleria, The Queen's Walk, Butler's Wharf & Tooley Street, all swamped with a wide selection of bars & restaurants. Picking up provisions on the way home? London Bridge has a great selection of food stores & delis in The Vaults and an M&S Simply Foods. Victoria also has Sainsbury's. We also have several decent take-aways near Queens Road station or by phone for home-delivery.
