Stunning double room & ensu, & Small Double

The double room with ensuite measures 5.30m long by 3.10m wide by 2.20m high :
It is a beautiful very good sized, spatial, light, and private from the rest of the house double room, with a beautiful ensuite shower and toilet, that has just been repainted. Glass bricks form the majorIty of the wall between the bedroom and bathroom.
It is spacious light, airy, and warm, and feels v private.
It has a Juliet balcony overlooking the garden.

The small double room measures 3.3m long by 2.5m wide by 2.30 high: This room is equally private, and is very quiet, and comfortable. The view from the back window overlooks the garden and the green bank that masks the railway (ultra quiet). There is 4 drawer underbed storage, a tall boy chest of drawers, & an open rail, with a shelf underneath. So although you could swing a cat in there, it feels snug, with everything to hand. It is possibly my favourite room in the house (perhaps except the brand new kitchen).

The rest of the house is a four bedroom Victorian house on two storeys, with a Victorian bathroom.
There is a brand new kitchen, with all new appliances, all researched through Which to make sure everything is the best it can be.
There is a sitting room with Virgin Tv and wifi.
There is a Summerhouse, with a small cinema, surround sound etc. There is also a piano, and it's a good quiet place to work.

The bathroom, kitchen, sitting rooms, summerhouse & garden are all shared between the two of you. I'm looking for two singles, definitely not couples. All bills are included water, gas & electricity, broadband (virgin) (except landline phone).
Minimum let is 6 months, with a two month grace period for either party, if they're not happy.

I'd like up to date references, from work and former landlords please.

I will provide a Lodgers Agreement, which will be the contract.

The area is a rich area for restaurants, there are SPECTACULARLY GREAT Italian & Indian/Nepalese restaurants that are delicious, within 2 minutes walk and a match for anywhere in the world!

There are 3 brilliant pubs, that all serve delicious food within a short walk:
The Bridgehouse (also amazing theatre/comedy): 7 mins walk.
The Alexandra: 2 mins walk, great food & music.
The Goldsmiths: 3 mins walk, great food/quiz nights etc.

There is the amazing Crystal Palace park, great for jogging, picnicking and is a short walk to the Crystal Palace triangle. exceptionally easy access to central London.

My wife and I work in the theatre, and we have a theatre and arts background. We'd love to have people who are interested and/or sympathetic to that world.
