Double bedroom in shared Queens Park terrace

We are looking for a professional man or lady to live in our spare room. The room is on the ground floor, furnished with a wardrobe, chest of drawers and double bed. The bedroom looks out onto a quiet residential street in a leafy area of Queens Park.
We have a shared kitchen diner, living room and a bathroom with a separate toilet. There is a garden to the rear complete with greenhouse and a pond, so there are regular BBQs in Summer and tomato growing is a work in progress.

We are two girls and a boy in our mid twenties; working in various jobs in London and keeping regular hours except during the weekends when we can be found pottering around the Kilburn bar scene or sipping cocktails in the yummy mummy bits of Queens Park. We enjoy socialising together but equally have our own social lives too.

Council tax is £32 a month and electricity and gas vary through the seasons but are pretty non-existent in the summer months. Internet is £7. You would be in the comfy financial situation of not having to pay a drop of water until next May, as that has already been paid in advance by the previous occupant. There will be a small admin fee with the letting agents when you move in to cover reference checks.
We live 10mins walk from Queens Park tube, Kilburn tube and Brondesbury Park overground. It is also easy to keep a car outside the house. The park is a short walk away and we have a Tesco less than two minutes walk up the road. There is no shortage of trendy wine bars (Queens Park) or grungy indie bars (Kilburn); whatever takes your fancy.
