We have a room with its own balcony available from Saturday 31st may. Located in a quiet corner of Shoreditch, near Arnold Circus, this big topfloor flat has been fully renovated only few months ago.

THE FLAT: Located on the top floor in a brick listed building around famous Arnold Circus, within a quiet courtyard just 2 minutes off Shoreditch High street Overground station, Bricklane and Redchuch street, the flat include a new fitted kitchen with a big balcony, an amazing view, a new bathtub with power shower and and a separate toilet. Laminate flooring all over and gas central heating. We also have a utility room with a second fridge/freezer, Bosch washing machine. The whole flat, split on 2 floors receives a lot of light and is super cosy.

THE ROOM: medium size furnished with a bed and storage, 1 big window and door to your own balcony. Bring your own furniture if you wish, noise/fireproof door, high-ceiling, very private, no one upstairs...

TRANSPORT: amazingly well connected. Shoreditch High Street overground is 2 min walk, Liverpool Street, Moorgate, Bank station (Central / Circle/ Hammersmith / metropolitan line + trains), Old street station (northern line) 10/15 mins walk too. Easy ride to Canary Wharf. There are lots of buses 24/7 (55, 242, 149...) stopping nearby. It's also very easy to cycle everywhere.

LOCATION: We are located 2 mins from Redchurch St galleries and Box Park, 5 mins from Kingsland Rd and all it's Vietnamese restaurants, 5 mins from Brick Lane Indian resto and the 24/7 legendary beigel shops, 5 mins from the bars on Old St, 5 mins from Columbia flower market. Dalston, Broadway Market/London fields are a nice short walk away. You can also run to Victoria Park or go to Haggerston Park.

MONEY: Rent is £798 per calendar month. House bills are cheap about £50ish for bills +£12 cleaner, per month each, kept at the lowest possible, including everything: council tax, water, electricity, gas and Internet. You are required to pay 1 month rent and deposit before moving in. There are no agency or silly contract fees. The landlord is handy and nice. High priority to long-term flatmates.
