New flatmate needed by Columbia Road / Shoreditch

A great flat in Hoxton, just set off from the Hackney Road, opposite Haggerston Park and just one street away from Columbia Road, which hosts the Sunday flower market. It's reasonably modern, not ex-council. There's also a really spacious living room with a dining table.

I'm looking to carry out viewings from today (Thursday 28 August) and over this weekend.

I need a new flatmate to join me on a new 12 month contract, to replace an outgoing flatmate who's moving country. I've been in the flat 12 months. The room is available from the 4th September.

Ideally looking for a mid-20s professional (i. e. someone who keeps a similar schedule to me), and I don't really mind about gender.

A little bit about me: I play the guitar, and like to see live music. I read a lot. I go to the gym a fair amount. I like sports, but am not obsessed. Occasionally do a pub quiz on Broadway market, and generally prefer pubs to clubs. (Incidentally, there are tons of great pubs nearby ,including one which is essentially downstairs, plus London Fields Brewery easily walkable.) Also a bit of a coffee nut, which it's easy to be in this part of town since there are good cafe's springing up left, right and centre.

The flat is about 5 minutes walk to Hoxton overground station. 10 minute walk to Cambridge Heath station. 10 mins to Broadway Market. Shoreditch high street/Kingsland road/Old Street are only 10 minutes walk away. Brick Lane is walkable in about 15 minutes, and Spitalfields Market and Liverpool Street only a few minutes more. I walk into work in the City no problem. Bus connections are also good - number 26 will take you straight to Waterloo, number 55 will take you to Oxford Circus, 48 to London Bridge. Bus stop 30 seconds up the road.

Now the money stuff:

The deposit is 6 weeks rent - £1080. The deposit is held in a deposit protection scheme.

The rent is £730 a month for the room. It is slightly smaller than my room, but I pay correspondingly more.

Additionally, bills are typically of the order of £100 a month.

There would be a one off fee of £180 payable to the agency for a credit check at the start of the contract.
