Shoreditch flat to share with friendly Irish girl

Hello!

I'm currently looking for housemates to share a lovely flat in Shoreditch.

I've lived here happily for 2 years, but sadly my housemates are leaving to go to University so I'm looking for people just as nice to replace them :)

I'm Laura, I'm originally from Ireland, but have been in the UK for nearly 4 years now. I'm a student in City University London, about to go into my final year in Computer Science with Artificial Intelligence. I'm a vegetarian, but not overly fussed about what other people do or don't eat.

The flat is a 3 bed flat with a living room (rare in London these days!), small kitchen and a bathroom and a separate toilet (which is actually really handy when people are getting ready in the mornings)

We're on the second floor, but there's a small communal garden in back of the building. Some of the old ladies in the building have vegetable patches - its really cute

We don't rent through an agency which means you save on fees, but our landlord does require new people to go through a credit check, which is around £50.

Rent is £477 per person per month, which does not include bills. Bills usually come to about £50 on top of that, which includes phone, internet, gas, electric and water tax.
I'm a student, so I don't pay council tax, and ideally I'm looking for two other students to move in, however if you're not a student and still want to move in, I'm afraid you have to take on the council tax!

The two rooms are both double rooms, with built in wardrobes. One's at the front of the flat, one at the back. I'm afraid the only photo of the front bedroom is an old one (the one with the mirror behind the bed), but you really have to see for yourself to get an idea of size anyway.

The flatmates I've had so far have been really great girls, and its going to be tough to replace them, but ideally, I'm looking for people who are nice, friendly people, easy to get along with and not insane.

I'm hopefully going to find people actually want to make the flat a home, not just a place to leave your stuff. ie. people who are happy to hang out together, clean up after themselves, want to add their own personal touches to the flat and just generally want to make it a nice place to live.

******PLEASE NOTE******
There are actually two rooms available, however I've listed it as one as I would rather find two individuals, not two friends/a couple etc. I just think it'll be easier to make a nice home together if we're all getting to know each other. I'd rather we were just all on the same footing :)
