The flat is situated on Leonard Street, EC2A. Leonard Street is a very quiet one-way road, the flat itself is at the back of the new build overlooking a private courtyard (not for use as it belongs to an office) which acts as perfect noise insulation against the hustle and bustle of Old Street roundabout. Old Street Tube Station, northern line, is quite literally a stone’s throw away - just a 2 minute walk which is super handy. Lots of lovely bars and shops close by in Hoxton and Shoreditch, with Angel, Barbican and Moorgate just up the road as well. Other local amenities include Sainsbury’s local, Tesco Metro, large Waitrose, pharmacy and a post office.

Description:
The double room is light and airy and comes furnished with a high quality double bed frame and double mattress, a huge mirrored wardrobe, chest of draws, ercol chairs which are used as side tables, black out curtains and blind, bedside lamp and laundry basket. The flat has a large open plan kitchen and dining/living room, a shared bathroom with bath and shower, double glazed windows, hallway, lift access and secure entrance system from Leonard Street. Bike storage is also available on the ground floor. There isn’t storage space outside of the bedroom so probably not suitable for people with loads of stuff or furniture for example.

Your flatmate:
Alison - 31 year old female working in FinTech who hails from Manchester. She's super clean and tidy and would enjoy cooking together or sharing a glass of wine but equally comfortable doing her own thing. Alison's been in London for 8 months and works close by. Alison often work long hours so likes to keep the weekday evenings pretty chilled and then get social at the weekends - though please note this isn't a party flat. Alison is keen to find a girl to share the flat with who’s cut from a similar cloth.

Landlord:
34 year old female working in the creative industry who's relocating for work.

Availability:
The room will be available to rent from January 1st 2018. I understand it's a busy time of year so open to being a little flexible with move in date or leaving items at the flat in advance.

Tenancy:
The room is let on a 6 months single occupancy tenancy with an initial 3 month review (just to make sure the living arrangements are a good fit for both) and a one month break clause (both sides). After the first 6 months the contract then becomes a rolling one month agreement.

Cost:
The room rental is £1050 per calendar month which includes all bills - water, electricity, heating, high speed internet, council tax etc, and a cleaner (no agency or hidden fees.) The deposit is £1500. The deposit will need to be paid in advance to secure the room along with a signed tenancy agreement and provision of references, first month’s rent will need to clear by the move in date. All subsequent rent will need to be paid on the 1st day of each month via standing order.
