Shoreditch - dbl room in lovely 2 bed flat, Zone 1

Location:
The flat is situated on a very quiet one-way road, the flat itself is at the back of the new build overlooking a private courtyard (not for use as it belongs to an office) which acts as perfect noise insulation against the hustle and bustle of Old Street roundabout. Old Street Tube Station, northern line, is quite literally a stone’s throw away - just a 2 minute walk which is super handy. Lots of lovely bars and shops close by in Hoxton and Shoreditch, with Angel, Barbican and Moorgate just up the road as well. Other local amenities include Sainsbury’s local, Tesco Metro, large Waitrose, pharmacy and a post office.

The double room is light and airy and comes furnished with a modern white double bed frame, double mattress, 3 door wardrobe with mirror, chest of draws, folding chair, roller blind & curtains, bedside lamp, waste paper bin and laundry basket. The flat has a large open plan kitchen and dining/living room, a shared bathroom with bath and shower, double glazed windows, hallway, lift access and secure entrance system from Leonard Street. Bike storage is also available on the ground floor. There isn’t storage space outside of the bedroom so probably not suitable for people with loads of stuff or their furniture for example.

Your flatmate:
Madeline - 26 year old female professional. Super friendly, clean and tidy, though not in an obsessive compulsive way. Often work long hours so like to keep the weekday evenings pretty chilled and then get social at the weekends. Keen to find someone to share the flat with who’s cut from a similar cloth.

Your landlord:
35 year old female professional working in design - currently required to be based mostly in Amsterdam and travel to London for work regularly (though I don't stay in the flat when I'm in town).

Availability & Viewings:
The room will be available to rent from November 10th (maybe a few days earlier if required). The landlord is in London on the 18th and 19th of October and can arrange viewings then, or we can find other dates for you to view the flat and of course to meet Madeline.

Tenancy:
The room is let on an initial 6 months single occupancy tenancy with an initial 3 month review and a one month break clause (both sides). The contract can then be extended as required - just to make sure the living arrangements are a good fit for both. Basically, after the first 6 months the contract becomes a rolling monthly agreement with both sides having the option to give one month's notice.

Cost:
The room rental is £1000 per calendar month which includes all bills - water, electricity, heating, high speed internet, council tax etc. There is also a weekly cleaner and the cost is £30 which is split between you and Madeline. The deposit is £1500. The deposit will need to be paid in advance to secure the room along with a signed tenancy agreement and provision of references, first month’s rent will need to clear by the move in date. All subsequent rent will need to be paid on the 1st day of each month via standing order.
