1st NOV Shoreditch HUGE room+study room w balcony!

Hello,
Our flatmate is moving north, so we have a big, spacious room available in our flatshare from this sat 1st November.
We want to keep the balance between male/female in the flat, hence we are preferably looking for: a male, professional or very mature student, late 20’s /30’s, who’s already done the flatsharing experience, easy going, clean and considerate of others.
You will be sharing the flat with two girls working in media, and a scientist working on his Phd. We're a friendly household who often hang out in the kitchen together for food and a chat but we all keep busy with our own lives too, so someone quite independent would be a good fit.
Interests of the flat include: coffee, eating out, Bulmers, red wine, cycling, playing music, listening to music, climbing, running, fashion, art galleries, old school video games, travelling...

THE FLAT: located on the 3rd floor in a historical red brick within a courtyard, 2mn off Shoreditch High street. There are 4 rooms, a fully equipped kitchen with diner table, tiled bathroom with power shower, and separate toilet. We also have a small storage closet for all utilities, etc… The whole flat is really bright and cosy.

THE ROOM: a huge room, with a double wood framed bed, bedside table, desk and wardrobe, laminate flooring. It also has a smaller room attached that previous residents have used as a study or walk-in wardrobe. The room has a private balcony overlooking a pretty, leafy street. (good for keeping a bike on too)
LOCATION: Fantastic! We are located 5 mins from Kingsland road and all its Vietnameses, 5 mins from Brick Lane and all its currys and a great Turkish place, 5 mins from the Old street and its bars, 5 mins from Columbia Road flower market, Broadway Market is a nice walk away on Saturdays. You can run to Victoria park along the canal or go to Haggerston park.
TRANSPORT: Shoreditch High Street overground is a 2 min walk, Liverpool Street is 10 min walk (central / circle/ Hammersmith / metropolitan line + trains), Old street (northern line) 10 min walk too. There are lots of buses (55, 242, 149) stopping nearby 24/7.
RENT: rent is £950/pcm. Bills are about £60 per month, including everything : council tax, water, electricity, gas, fast Sky internet. You are required to pay 1 month rent and 1 month deposit before moving in. 1 month notice if you want to move out. There are no agency or contract fees.

Cleaning: Everyone is expected to clean up after themselves and contribute to taking out the rubbish, putting dishes away, etc. We have a cleaner for the communal spaces visiting once a week. You'll need to pay £20 a month for this plus some extra in the kitty for shared cleaning materials, toilet paper and other things like light bulbs etc.
