Step outside the flat and you're on the South Bank, with events happening all year round. For longer trips, Waterloo Station is one of the best connected in all of London with Tube, trains, buses and night buses to absolutely everywhere. The next nearest stations are Westminster and Embankment; Charing Cross, Piccadilly Circus, Holborn, and St. Paul's are all within easy walking distance. Chances are you won't be needing night buses as you can easily walk home after a night out!

The flat is currently a shared lease between myself and three flatmates (one student and a professional couple). The other guys have decided to move elsewhere for personal reasons (promotion and graduation!), so I am looking for responsible, friendly people to renew the lease with me.

Room 1 is a large double room suitable for single occupancy, sharing a toilet and shower with one other person (me).
Room 2 (NOW TAKEN) is a large double with private en-suite bathroom, suitable for either a single person or couple.

Both rooms are fully furnished with double beds, cupboard, chest of drawers, etc. There is no shared living space as the reception has been converted to a bedroom. With the swimming pool, gym and sauna in the building, plus the river and quiet parks just around the corner, you should have no trouble finding plenty of space to relax.

Bills are split evenly between us and come to about £20 each.

The lease will begin on 3rd September 2014 for 12 months, renewable after that time. Shorter lets are not available, but it could be possible to withdraw early if you find someone to take your place on the lease.

The landlord is quite strict about references. As we will be signing a joint lease for the whole property, they will need to check affordability and due diligence, and will require proof of permanent employment and current salary for professionals or upfront rent (up to 2 installments) in the case of students. There are some nominal fees for processing the paperwork and starting the new lease.
