THE ROOM

THE FLAT
The flat is secure, on a safe, quiet residential street, and is ten minutes walk from West Hampstead station (Overground, Jubilee line, Thameslink), There are a number of bus and night-bus routes which pass the end of the street. The shops and bars of West End Lane are a couple of minutes walk. The rest of the accommodation comprises two further bedrooms, a fully fitted kitchen (with oven, grill, dishwasher and washing machine), central heating and a new boiler, superb open plan dining and living space with panoramic views over London and the best feature of the flat - a large private roof terrace, with patio furniture and a barbecue for those rare warmer days, and views to landmarks including the Shard, BT Tower and London Eye. Residents parking permits are available from the local council, and there is a railing on the street to secure bicycles immediately outside the property.

THE HOUSEMATES
You will be sharing with two laid-back and outgoing professionals (1 girl 1 guy). We enjoy all the usual trips to the pub, gym, cinema, socialising and the occasional dinner party, but we also know how to chill out. We’re looking for someone who is sociable but respectful - it's safe to say we enjoy a good bit of banter, and whilst our lifestyles allow each of the occupants to have their fair share of alone time in the flat, we also like hanging out if we are home.

RENT/BILLS ETC
The room is available from 1st March 2015, at a rate of £1000, 00 pcm with a £30 reference fee and a one-off £165 administration fee through the property agents. The deposit is £1050. We each put in £130. 00 pcm (included in the total of £1000, 00) to our rent to cover bills - water, electricity, gas, council tax, weekly cleaner, tv and broadband. There is often a surplus to this fund, which we then refund evenly amongst ourselves or use for a meal or a few bottles of wine together every couple of months.

The property is rented from a first-time landlord, who is friendly and always available to provide a quick response on any issues that may arise within the flat.
