Beautiful single room in a house in West Hampstead

Hi there, I am the current tenant of this gorgeous single room, moving out to live in another area of London.

I would really recommend this place, because of the following reasons:

1) The rent is a real bargain for the nice, quiet and well connected area of West Hampstead.
2) The room might be single and appear small, but the bunk bed, the corner desk and the massive walk-in storage make it extremely efficient and give lots of space to move around, dance, sing, do yoga, have guests, do whatever you fancy :)
3) The room faces South, which guarantees sunshine even in winter. It is also very warm and well insulated, like the rest of the house. There is no moss, no humidity and no other unpleasant stuff.
4) There is a park nearby, all sorts of local amenities - Tesco, Sainsbury's, The Gym and other everyday places.
5) The flatmates are absolutely amazing, nice, tidy people.

What else you'd be getting:
- Broadband
- TV
- Gardens (one on the back, one in the front of the house)
- A large kitchen and dining area
- A large living room
- A large bathroom and toilet
- A toilet on your own floor
- Water and central heating bills included
- No council tax
- A helpful live-out landlord, who actually comes to fix things

Bills not included:
- BT Broadband, TV and phone bill (roughly 25-30 pounds every 3 months)
- Electricity bill (roughly 25-30 pounds every 3 months)

Who you need to be, in order to replace me:
- female is prefered
- professional is prefered, even though students will also be considered, if they can provide a reference
- someone tidy and mature, who doesn't leave dishes in the sink and keeps up with the weekly cleaning rota

Finally, what you need to pay:
- Monthly rent is 462 pounds, to be paid when you move in
- There is a rotating deposit of 1 month = 462 pounds
- The bunk bed and the massive wooden drawer, which I bought from the previous tenant, in total = 180 pounds
- You could also buy the desk for 50 pounds, if you want it, but that's optional. All other furniture stays.

The room is available from 1 May 2014.
