We are looking for either an individual or a couple to move into our spare double bedroom in the very heart of Brighton. This is a 6 month contract commencing 4th August 2024.

ABOUT THE PROPERTY:
The property spans over three floors along with a basement for storage.
Ground floor: Living room and kitchen (all utensils and appliances provided), garden at the rear.
First floor: Current tenants bedroom and shared bathroom.
Second floor: Double bedroom available, small office room.

The property has plenty of outdoors space too, featuring a lovely front garden shared with the landlord who lives next door, a decking/terrace on the first floor and the rear back garden/patio!

The property is fully furnished.

ABOUT THE ROOM:
The room is a spacious double with plenty of storage space and comes furnished. Currently there is a couple living in there with plenty of room for both, plus there is an adjacent office room which can also be used for multiple purposes.
The price for the room is £975 as stated, however this would be £487.50 per person should a couple move into the room which is crazy cheap for a couple considering how central the property is in Brighton!

BILLS ETC:
Bills are paid monthly (other than water which is bi-annual) and are not included in the rent price. The property is in Council Tax Band D. Currently the bills (energy, Wi-Fi and council tax) are split between 4 people and come to just over £100pp, however this is not set in stone and may change accordingly.

LOCATION:
Unbelievably central, it couldn't be more convenient! Located just in between Queens Road and North Street in Brighton, it's a 5 min walk away from the train station. North Laines are 2 mins away, gym is 30 seconds around the corner, shops 1 min walk away, Brighton Dome 3 min walk. Despite being really central, it is also extremely private as a short private alleyway separates the property from the main road, this also means that noise is not a problem here either.

CURRENT TENANTS:
I'm Harry (24 year old male), I live with my girlfriend Elle (26 year old female) sharing the first floor bedroom.
We both work full time 9-5 Mon-Fri jobs in film and music respectively. As we're both on the same schedule we'd also ideally like a professional/s as opposed to students.
We're both easy going and clean around the house, we enjoy socialising and always game for a pint or two but can also appreciate some time alone.
Both of us are into our music and enjoy going out at the weekend, I'm into all things sport related and Elle likes her cooking!
Our landlord also lives next door, really lovely guy who also enjoys to socialise with us and always more than happy to help ASAP whenever we have any issues with the house - also very good on the BBQ!
