This is a large double room in a friendly, peaceful shared house. 3.3m x 3.6m.

The room has a bed, bedside cabinet and large wardrobe; window, curtains, radiator.

This is a friendly, peaceful household where there are currently 2 ladies and 2 gentlemen, all of whom have lived there at least 2 years.

Selection: I introduce prospective tenants to existing tenants to receive their input before allowing a let. We are looking for clean, quiet, respectful housemates who want to be part of a household, and do their bit for cleaning and tidying to make it a home.

* the law says you would need your own TV licence if you use a TV in your room but I have one for the communal area and we have never had an inspection. The rent does not include any paid TV services.

Preference will be given to those fluent in English.

Your deposit will be held in the government protected scheme, as is legally required. I will ask you to show me a few recent payslips as evidence of employment and confirm you have an NI Number. I will also ask for a reference from a previous recent landlord.

The deposit and a month’s rent in advance due on move-in day. Rent to be paid monthly by Standing Order (no cash). You will have an Assured Shorthold Tenancy based on an NRLA official template.

My tenants tell me I am a considerate landlord and I have good relations with tenants and like to ensure they also all get on together. I do much of the maintenance myself and tenants sometimes offer to help.

The house is a registered HMO on a licence from Castle Point Borough Council. I have a valid EPC Certificate. We have emergency lighting and mains-wired smoke alarms in the communal areas and self-closing fire doors throughout. I have landlord insurance that covers buildings, my contents and liability but (as for all lets) you would need your own contents insurance.

Lots of free parking nearby on the road. Space may be available on the driveway but no allocated spaces.
