We are looking for a tenant to join us in our flat from 1st of July in place of the one that is leaving the room.

THE ROOM
This bedroom is located in a new development in Fresh Wharf Estate, Barking. Although the room itself does not have an ensuite bathroom, you will have the hallway bathroom (seen in pictures) to yourself because other rooms in the flat are ensuite.

You’ll be sharing accommodation with two other flatmates.

**The rent is 703 pcm + bills (around £150)**

It’s a beautiful room with a double bed, a wardrobe, chest of drawers and 2 bedside tables. Some furniture seen in pictures is owned by the current tenant but she is selling it so if you're interested, just let us know.

CURRENT FLATMATES
Both current flatmates are working professionals. We value our space and peace, however like to have a chit-chat and are friendly towards each other. We do have a friend gathering every once in a while, but we appreciate the peace of our household, since one of us is often working from home.

COMMUNAL SPACES
The flat itself is very spacious, especially the living area and kitchen - plenty of storage and appliances included, such as induction kitchen, built in fridge and freezer and washer/dryer that works really well.

PET
The cat shown in pictures will no longer be at the property when you move in as it belongs to the previous tenant. The flat is pet friendly but you must obtain a written agreement from the agency and current flatmates.

TRANSPORT
The flat is located in Barking, around 15 minute walk from the Barking station with a lot of connections to the city, including the District, Hammersmith&City Line, overground and trains, including c2c services running between Barking and Fenchurch/Liverpool Street only 15 minutes ride.

EXTRAS
The flat also comprises of free access to the residents’ only gym located at the Estate and, after paying a small induction fee, is free to use by the tenants indefinitely during their stay at Fresh Wharf. There’s also a concierge office and a work from home hub with a quiet zone for those who would like to focus on their work - all included in the price. The estate is overseen by an on-site management team and concierge staff.

Please note that this household is LGBTQ+ inclusive and a part of the community, so we would like to live with an open minded person.

ADMIN
You will be subject to referencing and the agency will ask you to provide your employment status and references from the previous landlord. There is also a £640 deposit which you will settle between yourself and the tenant that is moving out of the room.

Viewings can be arranged on weekdays (in the morning) or on Sundays (all day).
