Flat share in Bethnal green near to roman road

I have a room to give for rent but as it's not ready yet the available date will be in February 2015.

I am a female living with my daughter who will be two in January she's friendly with woman only so that's why I prefer giving it to a lady.

Bills are all inclusive I don't have wifi but will be getting it soon.
I will be going to college and my daughter will be placed in a crèche so during the day the house will be empty.
I will need references you may bring guests during the day time and maybe on special occasions as a one off I will prefer a student but professionals are welcome my daughter stays with me as she's too attached so I just have her room as a spare with a single bed.
I may re think about the rent as you can not re decorate the room given its my daughters room.
You will have your own cupboards space in the kitchen and a storage space in the bathroom to put in all your essentials bathroom and toilet are together and will be shared as well as the kitchen and living room I have a balcony you may smoke in the balcony you may drink alcohol as long as it is out of reach of my daughter she does tend to stick with me in the flat so it shouldn't be a problem I'm looking for someone friendly trustworthy as I will be giving a set of keys as I am not always at home there will be room checks every month you are welcome to use the Hoover if not I may enter the room to clean.
The flat is located in between Bethnal green and roman road close to market and had bus stops near by D3, 8, D6, 309, also few minutes walk to Bethnal green tube station.
I will provide light bulbs in the room energy efficient so if your a student and work late night it will make life easy for you and me.
My daughter does not cry much like a syco so don't worry you will get your sleep at night as she goes to bed at 7-8pm and wakes up at 8am

Please eat food in the living room balcony anywhere as long as its not in the rooms

If I like you and me and my daughter find it easy with you to get along I may decide to give you longer period if days - months to stay if you leave it will have to give me one months notice if I want you out I will give you one months notice and if there's no damages to the room or flat you will get your deposit back I will keep you deposit till the end of you stay and will return on leaving

I no it's a lot to read but due to my last tenants I've had to make a big decision on giving it out for rent please no guests to stay over you may have up to 3-4 guests who during the day time and before 6pm if you ask me for 1 friend it family member to stay a bit longer I may give you permission to do so as long as your not too loud during the night time given i have a toddler

I may put the rent down by next year so please keep an eye out or ring me if you are interested as soon as the rooms ready I will be giving it out its on second floor two lifts where they filmed little Britain so you may see on going film being done in the block or around the area thank you for reading
