Lovely, bright, comfortable double room to rent in incredible flat overlooking Broadway Market/Regent’s Canal.

THE HOUSE:

The house is on 2 floors and boasts tons of natural light overlooking Regent’s Canal and Broadway Market from every window.
Communal areas feature a big living room, a large kitchen with dining table and all modern comfs (including a SMEG fridge, dishwasher and washing machine) and a bathroom with bathtub/shower.

Last but not least, we have a private patio right on the water which is great for the summertime and a shared huge vegetable garden with great views and a BBQ area.
As the flat comes unfurnished, all of the furniture now in the living room will be going with our current flatmate. We will need to refurbish the room and would like the new flatmate to contribute. But, this also means that if you do have any furniture you would like to bring, this could probably be accommodated.
The building has a real community spirit, and neighbours are always respectful of each other in terms of noise levels, property, etc.

THE ROOM:

The available bedroom is small and cozy but features a large built-in wardrobe and a large window overlooking the canal, meaning that it gets a lot of light throughout the day. It comes unfurnished but there’s the possibility to buy the mattress (double sized, brand new) from the leaving housemate.

THE FLATMATES:

You will be sharing this gem with Anya and Emma - two like-minded creative professionals in their late twenties working in Communications/Art/Theatre.
We are both busy with work, projects and have balanced social lives. We often spend our evenings at home, and enjoy cooking and dining together over a glass of wine and happy for guests to join.
Because of our busy schedules, and the fact that the flat is in a communal residence, we prefer to take parties elsewhere.

LOCATION:

...Doesn’t get much better than this, really.
Just off Broadway Market with its bustling Saturday market, 2min walk from London Fields, close to Victoria Park, Shoreditch, Dalston and all the amenities of the area.
Plenty of buses within a few minutes walk, with Bethnal Green tube about 10 minutes and Hackney Central Overground 15 minutes walk respectively.
A Barclays/Boris bike station is also 2 minutes away, just past the bridge.

YOU:

We are looking for a laid back, friendly and sociable young professional of a similar age. We are open to either a guy or girl (but NO COUPLES, sorry).

It’s important for us to keep the flat tidy and clean and would expect that you do too so that it is a nice environment for us all.

THE SERIOUS STUFF:

Rent for the room is £840 per month excluding bills. These come to about £100 per month and include gas, electricity, water, wifi and a cleaner that come every 2 weeks.
The room is available from 10th of October so we are ideally looking for someone to move in ASAP.
We have a new lease starting on 25th October so you would be signing an 18-month contract (with a 12-month break clause), and will need to pay a deposit of £850.
The good news is that NO AGENCY FEES are required as the landlady is directly managing the household.
