Hidden pocket of London heaven in Borough

The flat:
This is a really lovely bright & quiet two bedroom flat, sharing with one other (me) in a hidden oasis in SE1 (zone 1). The flat is on the top floor of an Edwardian terrace that looks onto a beautiful private garden square on the SW side (we have a key & it's lovely to grab a picnic blanket and hang out there with the paper and a coffee/wine) and spectacular views of the Shard from the NE side. The flat has a large airy south-facing living room (hifi, projector, no TV), new kitchen (big fridge, plus all the cooking bits you'll need), dishwasher, washer/dryer, new bathroom and a sunny feel throughout.

The room:
Double room (3.6m x 3m) with comfy double bed, clothes rail, 2 bedside tables and under bed storage. The room is quiet and looks out over the Shard (see photo).

The flatmate:
I'm a mid 30s aid worker. I work in Whitehall and I am into music, film, cafes, galleries, travel, cooking, cycling and going out for a drink. I am easy going and respectful and would like to find the same in a new housemate.

I am looking for:
30+, employed, friendly and responsible, clean and tidy (there is a cleaner which we would split). It's not a place to bring the after party, but great for having a few friends over for dinner or coffee, or sharing a glass of wine.

Guy or girl, gay or straight by no couples (sorry).

The area:
This is really one of the best places in London. Loads of amazing coffee (Monmouth, Mouse Tail etc) on the doorstep, spitting distance from the bars and culinary delights of Borough Market (10 mins), Maltby Market and Bermondsey Street (15 mins). 12 mins walk down to the river, 15 mins walk to the Tate Modern, 30 mins walk to the South Bank & Barbican.

Good transport links. On foot the flat is 3 mins to Borough tube, 10 mins to Elephant & Castle / London Bridge, 20 mins to Waterloo / South Bank, 45 mins to the West End. Loads of busses and an uber home from east London is around a tenner.

Time/Availability: 6 months (min) extendable, available from Monday December 45

The cost: £1,100 per calendar month inclusive, plus a one month bond and cleaner.
