Double room in lovely Victoria Park house

So...

Our lovely housemate Georgie is leaving, which means we need to find a replacement.

The room's an ensuite double in a house with three other sociable and tidy male peeps in our late 20s/early 30s. We're into the arts, film, politics and good food/drink (amongst other things), so ideally we'd like someone - male or female - who shares some of those interests and can have a good conversation over dinner.

The location's great, right opposite Victoria Park, with the canal to the rear. The house also has a big kitchen with breakfast bar and dining table, a nice lounge with big TV for film nights and plenty of space in the reception for bikes. We've lived here for over four years now and our landlord is great, which means it's more like a home than a house-share, with art on the walls and loads of space for storing stuff.

The room is a small double with ensuite shower and its own toilet on the same floor (it's the only room on the ground floor). The rent is 575 per month, plus another £100 for bills and a house shop for essentials; this will be the 4th year without a rise in the rent. It's available pretty much immediately, but ideally needs someone by 1st June.
