Flatmate Wanted For Large Furnished Single Room

Hi there - I'm a first year student at UAL looking for a flatmate to share my flat with. The flat is a in a two levels semi-detached victorian flat, old but nice. Aside from the two rooms there is a spacious kitchen/lounge, a bathroom and a back garden which is nice for eating out in the summer and having bbqs. The room is single but spacious, with a single loft bed and a big comfy couch that can be used as a bed for guests. There's plently of storage space, the only thing missing right now is a desk (there is one but is small) but I am thinking of buying one soon. The kitchen has a microwave/grill, kettle, toaster, washing machine and a fridge-freezer. The bathroom has a bathtub/shower. Overall the house is quite old but cozy and confortable.

The flat is 3 min walk from burgess park and it's located in a rather quiet side street which has a Tesco, few take-away and cafes, a cheap bakery and some convience stores. There's a 343 bus stop 2 minutes away and it's 5 minutes from the main road (Camberwell Road) where's there's many buses that go pretty much everywhere (12, 35, 40, 42, 45, 68, 148, 171, 176, 468). The closest tube station is Elephant and Castle which is 15 minutes bus away, 10 minutes by bike. There's also Denmark Hill rail station which is 20 minutes walk.

The rent includes all bills and unlimited wifi and it's shared equally. The deposit is £350.

Ideally I'm looking to share with student or a relatively young person (19-30), preferably fermale or gay male, all sexual orientations welcome. I'm generally quiet and calm and I'm not much of a party person anymore although I won't mind sharing with someone who is as long as it doesn't get too mich out of control. I don't mind smokers either as long as you smoke outside or in the garden. Feel free to email or text if you would like more info.
