!Great Double Rooms, incl. bills and a cleaner!

We're looking for a flatmate aged between 28 and 50, who sees flatting as sociable, but also understands the need for privacy.

Current flatmates are one Italian, one Brit, and me, a Kiwi.

We have an outside patio area, and garden, so, London weather-permitting (and after a spring clean-up), small gatherings (and even BBQs) are not unheard of.

*Note: this room will be having the wallpaper stripped and a new paint job after the current tenant leaves so, if you get in early enough, you may be able to influence the colour choices.

The house is a Victorian mid-terrace in Canada Water. What this means for you is easy access to the Jubilee line and Overground (and Night tube), and Buses (including the 188 - a 24-hour service from Russell Square to North Greenwich - which stops right outside).

Under 5-minutes walk:
Bus depot and Underground/Overground (Wombling optional), Sainsbury's, Library, Southwark Park, and Seven Islands Fitness Centre (which is free on Fridays, and after 2pm on the weekend, for local residents).

5-10 minutes walk:
Surrey Quays Shopping Centre (including a large Tesco), Odeon Cinemas, Decathlon sports store, Post Office(s), and a fantastic local restaurant or two... Leadbelly's (excellent range of food, try the scrambled tofu for brunch), The Yellow House, Poppy Hanna (Japanese), and Flavours (Gelato).

10-15 minutes walk:
Lidl, Iceland, Co-op, a number of independent fruit and veg shops and a number of local pubs (The Mayflower, The Angel, The Old Salt Quay).

Lounge:
Large coffee table, two three-seater leather sofas, and a decent-sized TV (with Netflix).

Kitchen:
Two fridges (up to you who shares which one) and ample canned/dry food storage space. A fan-assisted oven, with gas hob. Microwave. Dishwasher. Washing machine/dryer.

Dining:
Four-seater dining table and two large bookcases (though this area is where I tend to write/study, it is available for all with a bit of notice).

Bathroom:
Shower AND bath, plus the usual amenities.

The room is £950 pcm if you also want permanent use of the off-street parking.
