Double Room in bright flat, 2 mins from the Common

My housemate has just moved in with her boyfriend so I am looking for a new housemate to replace her :) You will be on a new 12 month contract and need to be fully referenced by the landlord.

The flat is bright, and gets morning sun in the bedrooms and afternoon sun in the living room/kitchen.

The room is a small double with a huge built-in wardrobe and big window. It has a double bed provided, but you'd likely want to add a chest of drawers/bedside table.

The flat is on the first floor of a house, with nice neighbours above and below. The living room, kitchen and dining are open plan and face the street. There is a sofa bed in the living room which your mates are welcome to use. The kitchen is compact but functional! The bathroom has a proper shower with good pressure. There is a balcony with table and chairs accessed through my bedroom window which you can use anytime (the wifi stretches out there for teams calls).

I've lived in London since 2018 and I’m an architect working in Shoreditch. I tend to wfh on Fridays, but spend most days in the office. I’m a fan of a chilled weekend at home, but equally love a big weekend. It’s not a flat that lends itself to hosting large parties, it’s on a really quiet street.
I'm looking for someone equally easy, with their own life and stuff going on. But who is happy to chill together and have a beer when we're both at home.

I've lived at the flat for since 2021 and the landlady is very relaxed and proactive when things need replacing, we tend to deal with her directly although occasionally her agency will arrange some works. The landlady has some constraints which aren’t negotiable:
“Professionals preferred, no smoking, no cars (no parking permit available), no bikes within the flat (have to keep in street).”

This area is very convenient and well-connected:
- 15 min walk to Clapham Common Station
- 10 min walk to Clapham Junction
- Bus 37/35 goes to Clapham Common Station
- Bus 77/87 goes to Nine Elms/Vauxhall
- The common is at the end of the street
- 3 minute walk to Co-op, 5 mins to tesco/sainsburys, 10 mins to Asda/Lidl/M&S/Waitrose.
