Bright double bedroom overviewing our private garden in a 3-bedroom social house in Grafton Square, one of the most sought after locations south of the river.

The first level has two rooms and the communal bathroom. On the ground level you’ll find the third room, kitchen, living room/dining area and access to our garden (we are working on it so it’s ready for the summer and just bought some garden furniture)
Communal area with 52” TV and glass ceilings - amazing both in a sunny and rainy/stormy day.
Kitchen with all the appliances normally needed tho you’re welcome to bring more stuff!

Ideal location: near tube and buses, the shops and great restaurants of Clapham High Street/Old Town; 100 yards from a ‘Local Sainsburys’ and nearest pub (The Sun); 200 yards stroll to Clapham Common. Also very close to really good ice cream shop and 300 yards sprint to a great gym if you regret the ice cream.

ABOUT US: You’ll be living with two Spanish girls, Carmen (29) and myself, Maria (27).
I work in the medical devices field, mix of wfh/trotting around London, pretty much busy everyday. I’m easygoing , friendly and funny…love a chat, cooking, gym and always up for a beer, hang out or watch some crime or shitty tv show and for sure making new friends!
Carmen works in Marketing (2-3 days a week from the office) She's easygoing and always up for a drink or grabbing food but quite respectful with everyone’s own space in the house.

SOUGHT PROFILE
- Open to either female or male housemates as long as it’s the right match! - it’s been always a girls’ flat but we think it could be cool trying something different and having a bit of balance
- Clean and tidy, willing to contribute to the household, funny, easygoing, social…a good egg
- NO SPANISH PEOPLE - sorry, we want some different mother tongue moving in!
- AGE: 26-33
- Full-time employee, +40K salary income (this is to prevent issues with DBS check when renewing tenancy)

Unfurnished. Comes with wardrobe and chest of drawers.

The current tenancy agreement runs til September so it will be a sublet til then when we can renew it for another 12 months.

We would love to keep enjoying this place that feels like home, it’s clean, tidy and social/friendly - we love having friends coming around, the classic catch up about our days/life over a drink, meals and pub/gigs together but also have our own lives going on.

More important bits:
- Rent: 1,070£ pm - rounded up which gives £10 communal pot for house stuff
- Deposit: TBC and to be paid to the former tenant
- Bills come around £180 pp, including water, gas & electricity, council tax and WiFi
- Fortnightly cleaner - £40 per visit (3hrs) split between us
- A parking permit can be obtained from the local council.
