Large room in Lower Clapton, friendly household

We have a large room in our lovely two-storey flat available from 26 May.

The room is comfy and looks on to the street. Plenty of space and light.

There's a communal cosy kitchen and nice bathroom, plus a super-handy storage space for bikes, empty suitcases etc. The balcony is a particular perk.

We are a friendly and relaxed household. Tidy and pretty calm. It's a really lovely place to live – both location-wise and atmosphere. We're just off Chatsworth Road which has plenty of handy shops and nice cafes, and a few minutes walk from Millfields Park, Hackney Downs and Lea River/Hackney Marshes. Also very close to Broadway Market and Victoria Park.

You would be living with James and Maria – late 30s/early 40s so something similar would be preferable. James has been living in the flat for three years and Maria for one. We work in teaching and video editing respectively and both pursue creative stuff in our spare time.

Deposit is six weeks rent.

Bills are not included and tend to come to about £100 each per month. We have a cleaner that comes every fortnight and that's about a tenner each.

The agency will require references. Here’s what they:

“The tenant will need to be approved and supply the following references.
A copy of their passport, an employment reference and payslips and latest bank statement showing their wages going into this account. A utility bill in their name”

Short walk to Hackney Central or Homerton overground. Plenty of bus routes nearby from Lower Clapton Road too – 242, 38, 55, 48, 253, 106.
