I am looking for a professional/employed person (male or female) for a 6 month sublet of a double bedroom in a clean, ground floor, 2-bed garden flat in Clapton.  You will be sharing with my current flatmate (a friendly 40 y. o. professional male who likes a laugh, footy, gaming and a drink in the evenings.)

I am leaving London to study & work in the midlands for 6 months (but this could extend to 8 months). In my absence you will be dealing directly with the landlord of the property (no agency involved).

Room is available from Tuesday 4th November 2014.

Rent £546pcm – payable 1st of the month. Deposit £350.

Bills - £76. 55 a month (utilities - gas, electric, water, TV license & fibre-optic broadband)

Council tax (approximate) £1012pa / £84. 33pcm = £42. 16 pcm per room.

So bills total (utilities + CT = £118. 71 pcm) payable 1st of the month.

£100 holding fee (non-refundable) required from successful candidate ahead of moving date in order to secure room. Holding fee will be deducted from deposit payment.

Two contactable references required.

Comfortable lounge with TV (freeview) and DVD.  Bath/shower and gas central heating.  Brand new gas hob and electric oven in a compact but well-equipped kitchen.  Washing machine.

Flat is furnished – room is part-furnished.
Room comes with a double bed-base (no mattress) and a small chest of drawers. There is also an open built-in cupboard offering storage space.

Property is no smoking, though smoking in the kitchen/by the back door is fine.

Room faces out onto a green east-facing garden.  Garden backs on to Clapton Park, with the house only a 3 minute walk from Hackney Marshes.

Local Amenities - 10 minute walk from the vibrant Chatsworth Road (good grocers, cafes, delis, restaurants, takeaways, boutique shops and a busy Sunday market) and Homerton Hospital.  The Tesco at Morning Lane (E9) is a 15 minute walk, as are the two Sainsburys Locals on Mare Street and Lower Clapton Road; there is a brand new Spar on Chatsworth Road and a Co-op on Homerton High Street.  There are also a number of convenience stores, off licenses and take away restaurants within immediate proximity.

Hackney Wick is a 15 minute walk away (or 5 minutes on the bus) as is Hackney Central.

Transport links - Just a 10 minute walk to Homerton Overground station (which is 10 minutes to Stratford station and Central Line connections; 12 minutes from Highbury & Islington Station and Victoria Line connections.)  The flat is also on the 242 bus route (which runs 24 hours-a-day between Homerton Hospital and Tottenham Court Road) and is also close to the 276, 308 and W15 bus routes.
