We are looking for a cheerful, responsible, and considerate person to share our flat. Non-smoker please.

You will find it a friendly and welcoming flat share, in an elegant Edwardian flat with high ceilings and period features. There is a small peaceful garden at the back which provides a lovely sunny outdoor space great for BBQ’s

The overall flat is very spacious with a maximum occupancy of 4. There is also a sitting/dining area attached to the kitchen that leads out to the garden through a French door.

The room is super spacious and light measuring approx. 21m2 and has original features including a pretty fireplace. A double bed, large wardrobe and chest of drawers is included. The windows have secondary double glazing for insulation, security and noise reduction.

A message from the existing flatmates:
We are all in our mid-twenties, working in teaching, retail and conference management. We like to be social but also respect when people want time to themselves, we work daytime hours and like the flat to be calm workday evenings after 9pm. The flat is really nice especially because it has a little garden to sit in during summer and we are all quite tidy people! We are right next to the tube station which is amazing for getting around and going into London. Ealing is a great place to live because there are plenty of restaurants, pubs/bars and shops on our doorstep.

INFORMATION ABOUT THE TENANCY AGREEMENT

The price advertised is what is currently paid to the landlord every month. It includes Council Tax (which is Band E, and Water Rates)
On top of this the flatmates pay a certain amount into a "pot" to cover everything else. We can let you know details of this, however as a rough guide you should be budgeting currently for approximately £860 per calendar month.

The contract is a joint Assured Shorthold Tenancy with three others with an initial 6 months fixed term. We can supply you with a copy of the contract before you visit it you would like.

Deposit, references and identity checks are required. In order to pass referencing you will need an annual salary of at least £27,300. Otherwise you may need a higher earning Guarantor.

Only a 2 minute walk to Ealing Common tube (District/Piccadilly line) and bus stop 207, 407 and 607 (including Night bus N207 and N7)

Just at the top of the road you will find just about everything you’ll need in great local shops and places to eat & drink; a mixture of well-known names and boutiques; a Fishmongers, a Butchers and Charcuterie Shop, a Patisserie, local grocery and convenience stores, the Press Gang Ironing Service, Hairdressers/Barbers and a Post Office. Sainsbury’s Local, Starbucks & Costa Coffee, as well as many other interesting Cafes and Restaurants - a Sushi Bar, a Persian Restaurant. It’s just a short walk across the Common to the Grange Pub that does an excellent Sunday Roast and hosts comedy and other events.
For keeping fit: there are gyms, a sports centre, swimming pools, several local parks and even a famous Lawn Tennis Club nearby.

Ealing is known to be a fun and fashionable place and has been listed in recent years as one of the most desirable places in London, for young professionals to live. It has great food, fantastic music & comedy festivals, an iconic film studio and numerous wonderful parks and green spaces. Excellent transport gets you quickly in and out of town, yet it feels like village-living in the city.

We are responsible landlords and manage the property ourselves. We are responsive and like to fix things as quickly as possible. We want to make sure that the property is somewhere you will be happy and enjoy living. It is therefore important that we have good communication and a good relationship with our tenants.
