Hi there

One of our flatmates is moving out at the beginning of November so we are looking for a new roomie.

It's a great flat, 3rd floor in an old mansion block, in a great location. The flat itself is really spacious for the area and very homely. Here's more info:

Location:
- Epirus Road, Fulham SW6 7UJ.
- It's a less than 5 minute walk to Fulham Broadway station where you have access to the district line, just 2 stops from Earls Court for easy changover (easy to walk to Earls Court and West Brompton too for overground travellers)
- Close proximity to Kings Road, Chelsea and the lovely Parsons Green
- Good bus links to Clapham, Victoria, Richmond, Hammersmith and beyond...

There’s lots around where we live, and these are all within 5 mintues walk - Sainsbury's, Waitrose, M&S, VUE movie cinema, Starbucks, Boots Pharmacy, HSBC/Natwest/Lloyds, Post Office. Also a fruit and vegetable market 6 days a week at your footstep on North End Road and great take away options and restaurants close by. The list goes on...

Flatmates:
We are 2 Professional females, Annie and Jo. We are both independent, like a glass of vino at the end of the day over a chitchat, watch a bit of trashy tv to chill, and socialise (80% of the time it's outside of the flat but we do like to have friends round for supper – you need to be comfortable with that, as we would be with you having your friends over).

We're looking for someone (female) aged 30-36 (ish) who is neat, social, easy going and friendly.

The flat:
1 of 4 flats in the block, so no noisy neighbours. We're on the 3rd floor so great views and privacy. Extremely sunny and bright throughout. A fully furnished flat, including:
- Kitchen with a microwave, large fridge, gas hob/electric oven, dishwasher, washing machine, dining table in kitchen (so there is lots of space to eat in kitchen).
- Bathroom includes a great shower, bath, very large and will be redecorated by the time you move in.
- Shared living room with 40" flatscreen, DVD player and 2 very comfortable double seater sofas - very spacious
- Good central heating system throughout
- There isn't a dedicated space for bikes, but other people in the building keep theirs outside their internal front doors or outside the back of the building where there is a private space with railings to lock bikes to.

The bedroom available:
This double bedroom is spacious and has a double bed and a bookcase included. There are two built in wardrobes with cupboard space above the wardrobe for storage. The chests of drawers and bedside tables belong to the tenant who is leaving so you will need to bring your own.

The ££ details:
Rent is due 28th of every month, paid in advance.
- Council tax £50 per month
- Rent £798 per month
- Cleaner £24/month (she comes every fortnight and it is £12 per person per fortnight)
- Water TBA (we split equally as the bills arrive each quarter)
- Gas/Electric £30 per month
- Bond/deposit £798 (equivalent to 1 month’s rent) - you get back at end of lease
- Broadband approx £10 per month (we are about to change providers so this needs to be confirmed)

Move in date: Saturday, 1st November, 2014
