Modern double room in friendly, wholesome flat

Hello!

We are looking for someone to join our wholesome home in Hoxton, Hackney from 24th of May this year.

About the flatmates and what we're looking for:
- You would be sharing with Georgia, Amanda, and Chris. We are all of a similar age and work professionally, so we would prefer a housemate in the same stage of life.
- Ideally, we would like another guy to keep the balance of 2 girls and 2 guys.
- We are looking for someone who is kind, clean, considerate, and who will help us keep the wholesome vibes.
- As a flat, we like to hang out and it's common to find us catching up at lunchtimes, evenings, and weekends, but we do all lead independent lives and have our own commitments too. We all enjoy living in London and going out for food, drinks, and entertainment, as well as travelling.
- We're keen to decorate the flat more and make the balcony space cosy with spring and summer coming in so if you'd like to get involved with that or don't mind what Amanda and Georgia do, great! :D

A little about the room & house layout:
- The room is a double room with a large window that let in lots of natural light. It is located at the front of the house, overlooking the front gardens and then Kingsland Road.
- The room comes with a double bed, bedside cabinet, lamp, and large mirrored wardrobe as seen in the pictures, as well as desk (different to picture) - any other furniture seen in the room will be going.
- The room is located on the second floor of a three story house, with a full (and spacious!) bathroom that you would share with Chris..
- In total, there are four bedrooms, 2 full bathrooms (1 shared by you and Chris as above, and one primarily shared by Amanda and Georgia on the ground floor), 1 W/C on the first floor, and an open plan kitchen/living room. The living room opens onto a spacious balcony/patio area, which lets in lots of natural light throughout the day and looks over the communal garden space at the back of the house.
- The kitchen/living room comes with a dining table and sofa (as pictured).
- The monthly rent includes all bills and council tax (Band A).
- Our landlady will require references, and minimum stay is six months as per tenancy agreement and then a rolling contract.

The area:
- We are very well located and have several local options for public transport nearby. There a lots of bus stops located around the house, including one right outside that can take you into central and surrounding areas with ease. The Hoxton Overground is located within a 5 minute walk from the house with great links to other overground and underground lines, including the Elizabeth line. Depending on how fast you walk, we are also a 15-20 minute walk from Old Street Underground Station for the Northern Line and a 20-25 minute walk from Liverpool Street Station for lots of other travel options, including national rail and the Stansted Airport Express train.
- There is a wealth of markets, shops, cafes, restaurants, bars, and pubs on our street and in easy walking distance, so you will not find yourself short of options.
- We are within a 5 minute walk from the Museum of the Home, which has a beautiful open courtyard during the day (and a great gift shop!).
- We are incredibly lucky to be living within 10 minutes walk from Colombia Road, where the iconic Colombia Road Flower Market is held every Sunday.
- For parks and natural green spaces, we are close to Haggerston Park & Hackney City Farm, and if you're looking for a lovely walk or running option, it's an easy distance to the beautiful Victoria Park along Regents Canal. There is a popular Food and Farmers Market every Sunday in Victoria Park too, as well as Broadway Market and London Fields on the way.
- Shoreditch High Street, Brick Lane, and Spitalfields are within easy distance too.
