Spacious double room in new build in Haggerston

Ad ref# 3609676

Hi!

I am moving out of a lovely double room in the ever popular Adelaide Wharf in Haggerston (google it!). The development is really new, only 4-5 years old, and is completely secure with 3 key fob doors before the front key locked door. We also have a concierge and underground parking (by arrangement).

The flat is incredibly spacious, with a huge living room/kitchen and a massive balcony leading off it. The kitchen is high spec with integrated units, big fridge freezer, and a big dishwasher. The flat has white walls and wooden floors throughout.

The room is big, much bigger than most rooms I've ever seen at this price point, and it furnished with a Bed, wardrobe and chest of Drawers (and I'll throw in a bedside table if you want it?). It gets plenty of natural light, with blazing morning sun (which massively matters to me). You would share a bathroom with one other person as Jude's bedroom is en suite, which means lots of bathroom cabinet space for you and Simon in your bathroom.

Bills wise we have broadband at £10 per month, council tax is £45, a cleaner every 2 weeks is £20 per month, water is around £40 every 6 months, and hot water separately is around £10 every quarter. There are no gas or electricity bills amazingly!

Current housemates are Jude and Simon. Jude is Scottish, early 30s and works in the City, she is quiet clean and very friendly. Simon is Irish, 27, plays Rugby and works in Shoreditch. He too is clean, respectful and pretty quiet! Both are out quiet a lot, at work, with friends, at the gym/yoga/rugby field, so there is plenty of alone time if you want it. That said, both Jude and Simon are up for chats and hanging out when they are around.

This is a lovely sanctuary from the city, not a party house. which doesn't mean no fun, or no room for a wine or three on a Friday night, just, y'know, respectful of neighbors and each other.

The flat would suit someone who works in east London, Hoxton is 10 minutes walk, Shoreditch is 15-20 minutes walk , and the city around 30. The overground is 5 minutes walk away. And loads of buses go up and down Kingsland Rd.

The location is AWESOME, Haggerston park is across the road from the building, London Fields is 10 minutes walk away, and we're right between Hoxton/Dalston/Bethnal Green with everything they have to offer (roadway Market, Columbia Road, Ridley Road, nightlife, day life, gyms, parks, boutiques and so much good food). The nearest corner shop is 5 minutes, nearest amazing coffee and bacon, avocado, and tomato sarnie is another 5 (looking at you Long White Cloud)

Honestly I love this flat, when we were house hunting we walked in and made an offer within 5 minutes. I'm only leaving because I recently got married and want to live with my new husband.

We rent directly from the landlady, so no annoying agents to deal with, and the referencing fee is only £100. You would be taking on the last 6 months of a 1 year contract, so the minimum term is 6 months, with the option to renew at 1 year if you like the place.

I think that's about everything, get in touch if you have any questions or would like to come round to have a look see!
