Located within 150 metres of Broadway Market and Regents Canal the flat is on the 4th and top floor of the block (there is a working lift and entry phone system) with light and airy rooms. The nearest stations are Cambridge Heath/Bethnal Green, which can be walked to in under 10 minutes. Hackney Road is also within spitting distance and tons of buses run to and from there all night.

The rent is only £510pcm; you will be signing with a private landlord for a full year with a 6 month break clause.

Bills are not included in the price, however they shouldn't exceed ~£80 each per month, which includes council tax, broadband/phone, water, gas and electricity.

The flat itself has a recently renovated kitchen with new washing machine, and a good quality cooker and fridge, a bathroom with bath and shower, a separate toilet, a wide hallway (plenty of space for bikes) with storage space, and you will have a large double bedroom (bedroom 2 on the floorplan) with built in cupboards; the room comes unfurnished.

As for us, we're Rachel (I'm 28yo, into music and have a substantial (and ever-expanding) record collection, I love cinema and books, comedy, etc) and James (he's 31yo, into his bikes, music, films, etc); both went to university in London and work in the education/third sector. We've both lived in East London for some time and we love living so close to Broadway Market, Columbia Road, London Fields (and the Lido!)

We work 9-5 so we'd prefer someone who isn't looking for a mid-week party house, though we are out on weekends. A chilled third person who enjoys the area would be ideal! We'd also prefer a non-smoker if possible and unfortunately can't accept couples.
