Bedroom available in cosy Lower Clapton flat

Hi, we’re looking for a new 3rd flatmate since our friend is moving in with his partner.

The Flat:
It’s a modern flat across two floors: bedrooms on the ground floor and communal spaces including a patio in the basement. Two bathrooms including showers. Communal space is open plan with lots of space; large living room area with couple of sofas , dining area and kitchen with lots of storage and the usual appliances you’d expect. It’s well insulated and pretty easy to heat up. Bills are not included in rent and come to approx £150pm.

The Room:
Fairly large, comes with double bed and built in wardrobe. The interior wall is a bit thin but we’re generally pretty quiet.

The Area:
We’re on a quiet road but only 10min walk from Hackney Central. Lots of shops, nice pubs, restaurants etc nearby. nature nearby: Hackney Downs park is just round the corner and the marshes are a short walk away. Overground stations are 10min walk away and very close to lots of bus routes. We all cycle and there’s plenty of room to keep your bike in the flat if you do too.

Your flatmates:
You’ll be living with two guys - we’ve been living in the area for a couple of years. Both have professional jobs 9-5 and occasionally WFH. Into the usual; live music, pubs, markets, eating out, running, etc.

You:
We’re looking for someone who’s friendly, reliable and considerate to live with. The flat is pretty low maintenance - we keep it clean as we go and it all works pretty smoothly.
We’ll often go to the local pub / chat in the house but equally we’ve got our own lives going on so we’re looking for someone similar.
