a person that values cleanliness and a quiet home environment, particularly during the weekdays (Monday to Friday) as I work from home.

* Sainsbury's conveniently located just 10 seconds away.

Room Details:
* Fully furnished with a king-size bed, large closet, and additional storage space.

Flat Details:
* The flat features a kitchen, bathroom, toilet, and a shared living room equipped with a sofa.

Flatmate Preferences:
* Looking for someone who is clean, hygienic, and respectful.
* You will be sharing the flat with another female professional who works as a producer.

Rent & Additional Costs:
* £800 per month, excluding bills.
* Council tax is approximately £60 per month.
* Bills are around £150 per month.

Additional Information:
* Please note that the flat is currently for sale, and there will be viewings occasionally during the week with advance notice. The landlord will provide a three-month notice once the sale is finalised.
* No agencies involved; you'll be renting directly from a very responsive and nice private landlord. A rental contract will be provided.
* Quiet Work Environment: Since I work from home, I appreciate a quiet environment during weekdays. If you enjoy music, that’s great! Please feel free to listen to music, but if it's for more than an hour, I would appreciate it if you use headphones.
* Cleaning Schedule: Maintaining a clean space is very important. We will set up a cleaning schedule together that everyone will be expected to follow. This ensures that our home stays welcoming and tidy.
* Social Gatherings: This is not a party house. If you'd like to host a gathering, please notify everyone at least two weeks in advance. Additionally, it is important that the host cleans thoroughly after the party.
* Guests: If you plan to have friends over, please let everyone know beforehand.
* Allergy Awareness: I have allergy to cats, so it is necessary that we maintain a pet-free home.
