We have a lovely double room available in our stunning, very modern, ground floor flat in Queens Park. There is also a beautiful garden to enjoy.

A bit about the room:
It's a double room, with everything you need and an ample amount of storage. The room, like the rest of the flat was completely refurbished less than a year ago, so is in excellent condition.

A bit about the house:
This 3 bedroom flat is a 5 min stroll to Queens Park tube and pverground and a 2 min walk to Brondesbury Park overground station. 18 mins direct to Oxford Circus (Bakerloo Line), 10 mins to Euston (QP Overground) and access to Clapham Junction, Richmond and Stratford, all within 30 mins (Brondesbury Park Overground).
Situated on Salubsury road, Queens Park has everything you need on your doorstep. A plethora of little cafés, bars and pubs. Conveniently there is a Sainsbury's Local, Starbucks and Fitness First gym just 5 minutes walk away. If you're like us, you'll also enjoy the fact that there is a Farmer's market every weekend!
The flat has real wooden floors throughout. The lounge and kitchen are open plan and very spacious, so it means we can still have banter while we cook and watch TV. All mod cons come with the flat inc a smart TV, dishwasher and super fast broadband.

About us:
We are a guy and a girl (not a couple!). Both of us are in our early 30s and easy going. The guy (Simon) is a digital designer and the girl (Denise) works in advertising. We're both pretty laid back and enjoy the social aspect of living and hanging out together but also sometimes like to get some solo-time in our rooms (as is the same with most people we guess).
We're both clean and tidy and generally just clean up after ourselves so it doesn't all pile up. In our spare time we like to share a meal and a glass of wine together whenever our schedules permit. Our hobbies and interests are the usual: music, movies, spending time with our friends, travel, reading, gym/fitness/running.

What we're looking for:
Ideally we're looking for somebody between 28-35, preferably a professional working in London. Somebody who will be easy-going and relaxed, clean, tidy, considerate and already over the "house party" phase of their lives. A girl would be ideal for balance but we're flexible for the right person!

The Rent, bills, contracts etc:
We rent with an agency so there will be some fees etc:

- Rent is £775 PCM
- Bills are £120 PCM, which covers everything. Sometimes we might need to put in a little extra, and sometimes we can put a little less. You know how it goes.
- Deposit is £1023
- £60 one off agency fees
- Usual work/tenant references required

In terms of move in date, flat is available from last weekend of October but we can probably be flexible for the right person.
